Common problems we fix in The Barony

How a joint is built matters as much as the product. A bead bonded on three sides, or laid too thick, cannot flex, so it tears when the joint moves. Backing sets the depth and stops that.

It’s worth asking for a quote if you see:

  • Sealant that came away because the surface wasn’t prepared
  • Sealant applied over old sealant that has lifted
  • Mould trapped under a layer of silicone
  • Decorators’ caulk around a bath or shower

In and around The Barony, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

Remedial sealant in The Barony

If a joint has been resealed and is leaking again, it’s worth a proper look. Send photos when you send an email to info@mrmastic.co.uk, and say how long ago it was last done. We’re often asked to deal with a shower that leaks however often it’s resealed and movement joints that have split or pulled away, across shrunken worktop sealant, failed movement joints and expansion joints.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

What we do, step by step

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours, depending on how many layers have to come out. For a place like The Barony, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First we find out how and where the joint has failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. Next, any mould is treated and the joint dried.
  4. Moving joints get backing and a flexible sealant to suit.
  5. The new joint is tooled neatly and we explain anything else we found.

Before we arrive

  • Tell us if parking is tricky

Advice

How we quote for remedial sealant

We quote each job individually. These are the things that affect it:

  • The number and length of the joints
  • The number of rooms or windows
  • How easy the joints are to reach
  • The old material and how stubborn it is

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • How we’d reach the joints

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work before giving you a price.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Act on a lifting corner right away
  • Check trays and worktops don’t move
  • Never fill a movement joint with mortar or grout
  • Air the bathroom so the sealant can dry

Where we’ve pointed out another fault, have it put right, because the new sealant cannot hold back a problem underneath.

Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into floors, walls or ceilings. Sorting it early limits the damage.

Remedial sealant in The Barony: local notes

The Barony is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.

In the older streets around St Magnus' Church, walls and floors in older homes can move, and sealant and grout show it first.

What sealant work can’t fix

To be straight with you, some problems need a different trade:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Cracks in the fitting rather than the joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

Joints and surfaces we work on

  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Failed movement joints

Different surfaces, different methods

Leaking trays & enclosures

When failed joints are the cause, they’re all cut out and renewed, tray edges and screen profiles included.

Movement & expansion joints

Movement joints in floors, walls and façades need a flexible sealant set to the right depth. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed with a low-modulus product.

What happens if it’s left?

Stripping out botched sealant adds time to a reseal, but not by much: the work takes a few hours, depending on how many layers have to come out. Compared with chasing the same leak every few months, it’s time well spent. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Why The Barony customers choose us

  • We never seal over old sealant

The Barony questions

Is The Barony in your area for remedial sealant?

Yes, The Barony is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Is remedial sealant in The Barony guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Can you match the sealant colour?

In most cases you can choose. We’ll explain which colours are available and agree one before work begins.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Can old silicone be taken off without scratching the tiles?

Yes. Residue is removed with a product suited to the surface rather than scraped hard, so the new sealant bonds cleanly.

How long will it take to strip and reseal the joint?

Allow a few hours, depending on how many layers have to come out. We will give you a timescale when we quote.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint before we leave.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
