How we handle remedial sealant in Scarwell
Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint fails however neatly it’s applied. We take it out and use a sealant made for that joint. Common call-outs are for products that weren’t meant for the joint and beads that never stuck properly, on shrunken worktop sealant, botched or over-sealed joints and leaking tray & enclosure joints.
For a place like Scarwell, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
A one-year guarantee comes as standard, so you’re covered after we’ve gone.

How to look after the new joints
So the new joints stay in good condition:
- Do not point over movement joints
- Keep bleach and abrasives off the bead
- Run the fan after every shower
- Report a tray that rocks or a worktop that lifts
If we have found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.
Leaks through failed sealant grow over time. Every shower or downpour sends more water through, into whatever is behind or below. Early action keeps it to a sealant job.

What affects the cost of remedial sealant
For a quick quote, just ask. What matters most is:
- Access and height
- The size of the job
- Mould in or behind the old joints
- Whether old sealant or filler has to be cut out
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Whether it’s a home or a business
- If someone has resealed it before
- Where the job is, and your postcode
- What the problem is, such as mould, gaps, leaks or cracking
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.
Questions from Scarwell
Is Scarwell in your area for remedial sealant?
Yes. Our work covers the whole of Scotland, and Scarwell is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.
Do you cover smaller places like Scarwell?
Yes. Scarwell is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
Will you leave a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Do you work for letting agents?
Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
What does remedial sealant cost?
Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk and let us know what needs doing and where.
When is the sealant fully cured?
Cure times vary by product and the conditions. Before we leave, we will tell you the cure time.
Can you reseal a split movement joint?
Yes. The depth is set with backing so the sealant only bonds to the two sides.
Remedial sealant around Scarwell
Scarwell is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
In and around Scarwell, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint. For an older house near a landmark such as Quoyloo Parish Church, walls and floors in older homes can move, and sealant and grout show it first.
Scarwell is about 14 miles north-west of Kirkwall, in the Orkney Islands. From the centre of Scarwell to the outskirts, remedial sealant is available for homes and businesses alike. 51 places in the Orkney Islands are on our list.

How it works
There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for a typical bath or shower, longer where several layers have been applied. For a place like Scarwell, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at how the sealant has failed and check for movement or a leak path.
- We strip the joint completely, removing any layers below.
- Next, any mould is treated and the joint dried.
- Moving joints get backing and a flexible sealant to suit.
- We tool the joint and tell you about anything else that needs attention.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Mention any leaks or damp you’ve noticed
- Where the joints are inside, avoid wetting them before we arrive

Can I do it myself?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
What we cannot put right
In fairness, there are a few things sealant will not fix:
- A tray or bath that is cracked
- Water damage behind tiles that needs a tiler
- A tray or worktop that needs refixing first
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.
Joints and surfaces we work on
- Failed movement joints
- Botched or over-sealed joints
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
- Shrunken worktop sealant
- Expansion joints
Why deal with it now?
Another bead over the top won’t fix a failed joint. It cannot bond to what’s underneath, so the leak carries on and there’s now more to remove. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
