External mastic in Scarwell
Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. If you have gaps where render, brick and frames meet and old sealant gone brittle and cracked, we can help, whatever the surface.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
Big or small, you get the same one-year guarantee.

External mastic in Scarwell: local notes
Scarwell is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Island weather, with its wind and salt spray, is tough on movement joints and outside wall joints.
For an older house near a landmark such as Quoyloo Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move. Around Scarwell, as everywhere, external mastic is only as good as the preparation behind it.

What we do, step by step
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes anything from a few hours to several days, depending on the building. For a place like Scarwell, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
Preparing for the visit

Advice
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Look over the joints every year, ideally after winter
- Tell anyone working on the walls about the movement joints
- Avoid pressure-washing directly into sealant joints
- Have failed joints looked at early
Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.
What the job involves on each surface
Concrete and blockwork
Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it.
Copings and trims
Joints in copings, parapets and trims are exposed to the worst of the weather. Each is resealed with a weatherproof, flexible sealant.
FAQs for Scarwell
Is Scarwell in your area for external mastic?
Yes, Scarwell is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Is Scarwell within the area you cover?
Yes. Scarwell is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Can a movement joint be filled with mortar?
No. Cement or mortar cannot stretch, so the joint stops doing its job. If it has already been filled, we can normally cut it out and reseal it.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Do you work for landlords and businesses?
Yes, regularly. We can quote for several properties at once.
Where do you work from?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
How long does the job take?
It depends on the size of the job, but most jobs take a few hours to a few days, depending on the length of joint and the access. We’ll give you a better idea when we quote.
When will the joints need doing again?
It depends on the exposure, the movement and the product. Sealant is a maintenance item, so check the joints once a year.
DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
What sealant work can’t fix
To be straight with you, some problems need a different trade:
- Cracked brickwork or render that needs a builder or plasterer
- Structural movement, which needs a surveyor or engineer
- Render that’s blown, hollow or coming away
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
What we seal
- Render & cladding joints
- Façade panels
- Joints between brick and frames
- Copings & trims
- Brickwork movement joints
- Concrete & block
How we quote for external mastic
You’ll get a clear quote before we start. It’s based on:
- Any mould that needs treating
- Access and height
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
Helping us quote
What to tell us when you ask for a quote:
- What the problem is, such as mould, gaps, leaks or cracking
- Any access issues, like height or stairs
- The type of property
- A few pictures by email, if you can
Asking for a quote is easy: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.
Why deal with it now?
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. In a place like Scarwell, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.
