Aftercare tips

After the cure time, these simple habits help:

  • Use gentle cleaners on frames and sealant
  • Clear any debris from frame drain holes
  • Keep paint and stain on wooden frames in good order
  • Avoid blasting the frames with a pressure washer

Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. Resealing closes it.

Window mastic for homes and businesses in Scarwell

Frames and walls don’t move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. If you’re dealing with hard, cracked sealant around windows and water coming in at the bottom corners of a door, we can put it right, on composite doors, uPVC windows and timber windows & doors alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

Our work is backed for twelve months, in Scarwell and everywhere else we cover.

What happens if it’s left?

Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. Resealing now is a small job by comparison. Around Scarwell, water from a failed joint in an older stone home can soak into timber and plaster.

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Honest limits

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Worn gaskets, brush seals or a door that has dropped
  • Damp problems in the wall away from the window
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

How we quote for window mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Access and height
  • The number of rooms or windows
  • When we can work, for business premises
  • The type of sealant required

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Asking for a quote

When you contact us, these details help:

  • The problem you’ve noticed
  • If someone has resealed it before
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode

Want a quote for window mastic? Please email us at info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear quote before any work starts.

What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take a morning for a couple of windows and a door. Outdoor work around Scarwell depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work
  • On commercial sites, let us know about site rules

Advice

Frames and glazing around Scarwell

Scarwell is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

In and around Scarwell, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Scarwell is about 14 miles north-west of Kirkwall, in the Orkney Islands. Wherever you are in the KW16 postcode area, we cover window mastic for homes and businesses. Our area takes in 51 places across the Orkney Islands, large and small.

Questions from Scarwell

Is Scarwell within the area you cover?

Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Scarwell in your area for window mastic?

Yes, Scarwell is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Can landlords and businesses book you?

Yes. We work for householders, landlords, letting agents, businesses and hotels in Scarwell.

Do you remove the old sealant?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

How many windows can you do in a day?

A few frames take a few hours, while a whole house takes longer. We confirm the timing with your quote.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Do you need window mastic in Scarwell?

A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

These are the problems we’re asked about most:

  • White mastic on grey or black frames
  • Cracked sealant at the sill ends
  • Rain getting in at the frame or under the sill
  • Mastic that has split away from the wall

For an older house near a landmark such as Quoyloo Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
