Window mastic near Dounby

What we do, step by step

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours for a few frames, or a day or more for a whole house, depending on the amount of work. Outdoor work around Dounby depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we look at every frame and agree the list.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Advice

About our window mastic in Dounby

A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. If the draught is through the window seals instead, we will tell you. Common call-outs are for sealant in the wrong colour for the frame and hard, cracked sealant around windows, across window sills, aluminium frames and timber windows & doors.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

Window mastic in Dounby: local notes

Dounby is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Around Dounby, as everywhere, window mastic is only as good as the preparation behind it.

Common problems we fix in Dounby

Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. A sealant that cannot keep up eventually tears.

Any of these means the joints need attention:

  • Rushed sealant from a window installation
  • Gaps between the frame and the inside reveal
  • Damp patches on the reveal after heavy rain
  • Gaps where the sill meets the wall

Skaill House, about 4 miles west, is one of the historic houses in the wider area around Dounby.

10 questions to ask before you book

What affects the cost of window mastic

The price is agreed before any work begins. It takes into account:

  • How much old sealant there is and how hard it is to remove
  • How much there is to do
  • How many areas need sealing
  • The product the joint needs

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Whether it has been sealed before
  • A few pictures by email, if you can
  • How many joints, rooms or windows are involved
  • The address or postcode of the job

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Common questions in Dounby

Is Dounby within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Is Dounby in your area for window mastic?

Yes. Our work covers the whole of Scotland, and Dounby is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Can you seal over the old sealant?

No, it won’t last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

Does the work come with a guarantee?

Yes. Our 12-month guarantee covers every job.

Do you work for landlords and businesses?

Yes. As well as householders, we work for landlords, agents, businesses and hotels in Dounby.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint before we leave.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Keep solvents and bleach off the sealant
  • Wash the frames with mild soapy water
  • Don’t aim a pressure washer at the joints
  • Look round the frames every year or so

Keep the new mastic undisturbed while it cures, for as long as we advise. Don’t point a pressure washer at the joints.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
