Bathroom resealing in Scarwell, done properly

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have a messy, uneven bead from a previous reseal and splits where the tray meets the wall, we can put it right.

Bathrooms in smaller places like Scarwell work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Our work is backed for twelve months, in Scarwell and everywhere else we cover.

What we do, step by step

We work through the job in order: protect, prepare, seal, tidy. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is, and the area is left clean. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

What affects the cost of bathroom resealing

Your quote is based on your job. We take into account:

  • How easy the joints are to reach
  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • Which sealant suits the joint

Leaving a failed joint usually makes the job bigger, not smaller. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

To make quoting easier, please include:

  • Pictures of the joints, sent by email
  • Where the property is
  • Roughly how big the job is
  • Any access issues, like height or stairs

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you are ready, email us at info@mrmastic.co.uk.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Wipe the sealant dry after showering
  • Never pick at the silicone with a blade
  • Wipe up water along the back of the worktop
  • Keep the fan on for a while after bathing

Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.

Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Common problems we fix in Scarwell

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.

If you can see any of these, it’s time to have the joints looked at:

  • Water getting behind the bath panel
  • Shrunken sealant along the back of a worktop
  • Failed sealant on the screen profile
  • Black mould in the silicone that won’t clean off

Homes close to Quoyloo Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Scarwell homes and their sealant

Scarwell is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Scarwell: your questions answered

Is bathroom resealing in Scarwell guaranteed?

All our work, in Scarwell and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Is Scarwell within the area you cover?

Yes, Scarwell is covered. We work across all of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for letting agents?

Yes. As well as householders, we work for landlords, agents, businesses and hotels in Scarwell.

Can I add another job to the visit?

Yes. Just list everything you need and you’ll get one quote.

Are you insured?

Yes, we are fully insured.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Why it’s worth doing now in Scarwell

A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. Water creeps under it and mould follows, and the next reseal means two layers to cut out. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.
