Bathroom resealing in Skeabrae

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on baths, sinks & splashbacks and kitchen worktops & upstands, and people most often call us about water getting behind the bath panel and new sealant laid over old sealant that is now lifting.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Whatever the size of the job, you get the same 12-month guarantee in Skeabrae and across the Orkney Islands.

What we can’t put right

Before you book, it’s worth knowing the limits:

  • Water getting in through the grout rather than the sealant
  • Tiles that have come away from the wall
  • A tray that rocks until it’s re-bedded

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Wet rooms
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Baths
  • Shower trays & enclosures
  • Basins & vanity units

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Check the joints every few months for splits or lifting
  • Avoid abrasive pads on the sealant
  • Stick to a soft cloth and a mild cleaner
  • Wait for the cure time we give you

Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

Your questions about bathroom resealing in Skeabrae

Can you do bathroom resealing in Skeabrae?

Yes. We work across all of Scotland, and Skeabrae is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Is Skeabrae within the area you cover?

Yes, we do. Our work covers the whole of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What do you need from me for a quote?

Let us know what needs doing and where. If we need more, we will ask.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Are you fully insured?

Yes. Full insurance covers our work.

Is white the only colour available?

There’s a choice: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.

What affects the quote in Skeabrae

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether the work is at height
  • When we can work, for business premises
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • The problem you’ve noticed
  • Any previous sealing or DIY work
  • The address or postcode of the job
  • Access, such as stairs, a lift or height

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

Landlords, agents and businesses in Skeabrae

We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured.

We work for letting agents and landlords as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

Surface by surface

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Shower trays & enclosures

There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

How the visit works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Outside jobs in Skeabrae need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we’re working on

Skeabrae homes and their sealant

Skeabrae is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Whether the job is in Skeabrae itself or nearby, the right material for each joint matters as much as a neat finish. Around Skeabrae, as everywhere, bathroom resealing is only as good as the preparation behind it.

Why act early in Skeabrae

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.
