External Mastic in The Barony
Professional external mastic in and around The Barony, with old sealant always removed completely and a 12-month guarantee.
- Plants rooting in failed movement joints
- Sealant that has lost its bond to the brick or render
- Water getting into walls through failed joints
Do you need external mastic in The Barony?
Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.
If you can see any of these, it’s time to have the joints looked at:
- Rigid filler in a joint that should flex
- Cracked joints where brick meets render or frames
- Weathered mastic that no longer stretches
- Moss and dirt in joints with no sealant left
Around The Barony, as everywhere, external mastic is only as good as the preparation behind it.
Questions to ask before booking
- How much experience the applicator has
- Which sealant they’ll use, and why
- What happens if the job turns out different
- Is VAT in the price?
External mastic in The Barony
Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. If you’re dealing with sealant that has lost its bond to the brick or render and rigid filler in a joint that should flex, we can help, on joints between brick and frames, brickwork movement joints and copings & trims alike.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
Our work is backed for twelve months.

Common questions in The Barony
Will you come out to The Barony?
Yes. The Barony is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover The Barony for external mastic?
Yes. We work across all of Scotland, and The Barony is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.
Do you use backing rod?
We fit closed-cell backing rod wherever the joint depth needs controlling. It controls the depth and stops the sealant bonding to the back, so the joint can move.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Do I have to be there?
We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
Can you seal joints between render and window frames?
Yes. Different materials move at different rates, so the joint between them must be flexible. We choose one that suits both surfaces.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Fix overflowing gutters above sealed joints
- Tell anyone working on the walls about the movement joints
- Keep movement joints as flexible joints, not mortar
- Ask before painting over external sealant
Do not paint over the new sealant unless we have said the product is paintable. Paint can crack on a flexible joint and spoil the finish.
Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
External mastic in The Barony: local notes
The Barony is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Island jobs need planning around ferries and the weather, so the more notice, the better.
If you live in an older home near St Magnus' Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Structural movement, which needs a surveyor or engineer
- Loose or hollow render, which needs re-rendering
- Cracking across the wall rather than at a joint
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.
Joints and surfaces we work on
- Façade panels
- Copings & trims
- Joints between brick and frames
- Brickwork movement joints
- Concrete & block
- Render & cladding joints
What we do, step by step
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours to a few days, depending on the length of joint and the access, and the area is left clean. Somewhere like The Barony may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- Old sealant and any debris are cut and raked out.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Preparing for the visit
- Tell us about any water getting in
- On commercial sites, let us know about site rules
- For indoor joints, keep the area dry beforehand if you can

What affects the quote in The Barony
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Whether there’s mould to deal with
- Which sealant suits the joint
- How easy the joints are to reach
- The amount of work
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.
Asking for a quote
There’s no need for technical detail. Just tell us:
- If it’s domestic, commercial or a hotel
- Where the job is, and your postcode
- What the problem is, such as mould, gaps, leaks or cracking
- Photos by email, if that’s easy
We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.
How the job changes by surface
Concrete and blockwork
Concrete faces can be dusty and porous, so preparation is key. We prime where the sealant needs it before the bead.
Render joints
Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind and protects the render itself.
