  • Floors that are uneven or need levelling

  • Large cracks that need a surveyor

About our floor joint sealing in The Barony

Painted skirting can be sealed with a flexible product that can be painted over. For bathrooms and kitchens, silicone is generally the better choice because it handles water. Common call-outs are for gaps opening between the floor and skirting and caulk that has cracked where the floor moves, across commercial floors, tiled floors and skirting boards.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

All our work comes with a 12-month guarantee.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Why it’s worth doing now in The Barony

Filling a skirting gap with caulk looks fine at first, but the movement soon cracks it. A flexible sealant stretches instead. In a place like The Barony, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Why us?

  • Homes, businesses and hotels
  • One-year guarantee on every job
  • Anti-fungal silicone where joints get wet
  • Old sealant always removed completely

Looking after it afterwards

Aftercare is simple:

  • Walk round the room once a year and look at the edges
  • Keep dirt out of the joints
  • Do not slide heavy items over sealed joints
  • Have a cracking tiled floor checked before tiles break

Lift furniture rather than sliding it over sealed joints. Sharp edges can cut the sealant.

In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.

Questions from The Barony

Is there a guarantee on floor joint sealing in The Barony?

All our work, in The Barony and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Can you do floor joint sealing in The Barony?

Yes. We work across all of Scotland, and The Barony is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme.

How long will you be here?

That depends on how much there is to do, but as a guide it takes a few hours, depending on the length of joint. We’ll tell you when we quote.

Do you use a paintable sealant?

If you tell us beforehand, yes. Joints that will be painted get a paintable product, and silicone elsewhere.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

How do I get a quote for floor joint sealing in The Barony?

How the job changes by surface

Thresholds

Thresholds take daily traffic, so we choose a hard-wearing, flexible product and tool it flush.

Skirting boards

Skirting-to-floor joints are a regular job for us. We take out any cracked caulk before sealing so the bead sits on a clean surface.

How it works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a morning or an afternoon for most homes. Outdoor work around The Barony depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can
  • Clear the area around the work

How to get a quote

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.

Advice

Joints and finishes in The Barony homes

Work on the islands has to be planned around ferry crossings and the weather, so the more notice, the better. Floors around the Orkney Islands run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

For buildings such as St Magnus' Church, joints in its floors, skirtings and thresholds need resealing as they wear. In and around The Barony, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

The Barony is about 16 miles north-west of Kirkwall, in the Orkney Islands. Across the KW17 area, we cover floor joint sealing for homes and businesses. Our the Orkney Islands coverage runs to 51 places, The Barony among them.

Close by, we work in Abune-the-Hill (2 miles east), Scarwell (4 miles south), Skeabrae (4 miles south), Dounby (5 miles south-east) and Hourston (6 miles south-east).
