Fire rated sealant near The Barony

About our fire rated sealant in The Barony

We can work through a building room by room or floor by floor, with each location and product recorded. It gives you a list to keep with the building’s fire safety documents. If you are dealing with linear gaps at the head of walls and unsealed gaps around fire door frames, we can put it right.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

We stand behind the work with a one-year guarantee, so you’re covered after we’ve gone.

FAQs for The Barony

Is The Barony in your area for fire rated sealant?

Yes. Our work covers the whole of Scotland, and The Barony is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you certify the fire stopping?

Ratings and certification sit with the product’s test evidence and whoever specified the work. Our part is installing the specified product to its tested details and list the locations and products for you.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme.

Will there be a smell?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.

Do you guarantee your work?

Yes. Each job is guaranteed for twelve months, large or small.

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Aftercare tips

So the new joints stay in good condition:

  • Look in service cupboards and ceiling voids from time to time
  • Ask every contractor to reseal any fire stopping they disturb
  • Include fire stopping when you schedule refits
  • Do not paint over fire sealant until it has cured

Include fire stopping in your regular building checks. Look for cracks, gaps or sealant that has been cut or pulled out and get them seen to.

An open gap is not only a fire issue: noise, draughts and even pests can come through too. Sealing them early helps on every front.

Different surfaces, different methods

Door frames

A door can only do its job if the gap behind its frame is sealed too. We fill it with a fire-rated product suited to the materials either side.

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. They’re sealed with a fire-rated sealant over backing where the detail calls for it.

What happens if it’s left?

Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job that doesn’t depend on other work. Around The Barony, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint generally makes the job bigger, not smaller. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Do you need fire rated sealant in The Barony?

Buildings are refitted and reconfigured over the years. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

Any of these means the joints need attention:

  • New service routes left unsealed after building work
  • Seals cut through by electricians, plumbers or data installers
  • Open gaps behind door architraves
  • Linear gaps at the head of walls

Around The Barony, as everywhere, fire rated sealant is only as good as the preparation behind it.

What affects the quote in The Barony

Every job gets its own quote. These are the things that affect it:

  • The type of sealant required
  • How many areas need sealing
  • When we can work, for business premises
  • Whether the work is at height

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • If it’s domestic, commercial or a hotel
  • Pictures of the joints, sent by email
  • If someone has resealed it before
  • Where the property is

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

What happens on the day

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. Most jobs take a few hours for a handful of gaps, and longer for a whole building. For a place like The Barony, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed and the gap cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your records.

Preparing for the visit

  • Tell us about any water getting in
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access
