About our fire rated sealant in Abune-the-Hill

Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. Anything unsuitable comes out first and reseal with a fire-rated product tested for that kind of gap. Typical jobs include linear gaps at the head of walls and gaps around pipes and cables through fire-resisting walls, on flats & HMOs, linear gaps and pipe & cable gaps.

For holiday lets, guest houses and community buildings in or near Abune-the-Hill, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

There’s a 12-month guarantee on every job, whatever its size.

What fire rated sealant looks like in Abune-the-Hill

If you run a hotel, guest house or holiday let in a coastal place like Abune-the-Hill, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

Whether the job is in Abune-the-Hill itself or nearby, the right material for each joint matters as much as a neat finish.

How the job changes by surface

Linear gaps

A linear joint may need to allow for movement as well as fire. The product and depth are chosen to suit both.

Service penetrations

Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. The sealant is chosen for what passes through and how wide the gap is.

Why deal with it now?

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • A wall that is not a fire-resisting element to begin with
  • Sign-off of the building, which sits with building control or your assessor
  • Large holes that need a different fire-stopping system

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Service penetrations
  • Linear gaps
  • Door frames
  • Plasterboard & masonry
  • Flats & HMOs
  • Pipe & cable gaps

Common problems we fix in Abune-the-Hill

If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it is not installed as tested. We see plenty of fire stopping that was hurried.

The most common problems we see are:

  • Cracked or shrunken fire-rated sealant
  • New service routes left unsealed after building work
  • Standard silicone or caulk in a fire-stopping gap
  • Sealant items on a fire risk assessment action list

Around Abune-the-Hill, as everywhere, fire rated sealant is only as good as the preparation behind it.

Questions from Abune-the-Hill

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Do you cover Abune-the-Hill for fire rated sealant?

Yes. We work across all of Scotland, and Abune-the-Hill is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

I rent my home. Can I book you?

Yes. Check with your landlord; we can send the quote to them too.

Can ordinary silicone be used in a fire-stopping gap?

No. Standard sealants aren’t made or tested to stop fire. If it’s been used, we remove it and use the right product.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you carry out fire risk assessments?

No. We work from the specification you give us, and apply each product to its tested details.

Do you seal gaps around fire door frames?

Yes. We seal the gap between the frame and the wall with a suitable fire-rated product, to the product’s details. The door, its seals and closer are for a door specialist.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • File the fire-stopping record where your assessor can find it
  • Report cracked or damaged seals as soon as you notice them
  • Look in service cupboards and ceiling voids from time to time
  • Allow for resealing whenever new services are run

Leave the sealant to cure fully before painting near it. Not every fire-rated sealant takes paint, so ask us which we used.

Open gaps don’t only matter in a fire: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.

How the visit works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. It normally takes from a few hours to a few days, depending on the number of gaps and the access. Outdoor work around Abune-the-Hill depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. We record the locations and products used for your records.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Let us know about stairs, lifts or work at height
  • Tell us about any previous sealing or DIY attempts
