  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)

About our bathroom resealing in Abune-the-Hill

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. Typical jobs include a reseal done over the top of the old bead and shrunken sealant along the back of a worktop, across kitchen worktops & upstands, baths and sinks & splashbacks.

For a place like Abune-the-Hill, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Why act early in Abune-the-Hill

A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

The process

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a morning or an afternoon for most single baths and showers. For a place like Abune-the-Hill, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Move toiletries away from the joint
  • Wipe up water along the back of the worktop
  • Squeegee the walls and tray after use
  • Never pick at the silicone with a blade

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Common problems we fix in Abune-the-Hill

Black mould is behind a lot of resealing. Steamy rooms that don’t dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

People normally contact us when they notice something like this:

  • A joint torn by a bath that flexes
  • A messy, uneven bead from a previous reseal
  • Water getting behind the kitchen upstand
  • Black mould in the silicone that won’t clean off

In and around Abune-the-Hill, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
