Sand mastic for homes and businesses in Russland
For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. We work on period & listed homes, sash and case windows and tenement windows, and common reasons people get in touch are crumbling sand mastic round a window and tired mastic found when preparing windows for paint.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
A one-year guarantee comes as standard, so you’re covered after we have gone.

What happens on the day
At the end, we look at the finished work together. The work normally takes a few hours for a single window, longer for several, depending on the amount of work. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We check the window surrounds and agree which joints need renewing.
- We rake out the old mastic and clean the joint.
- Deep voids are packed so the mastic is the right thickness.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- We dress the surface so it sits neatly against the masonry.
How to prepare
- Let us know about earlier repairs to the joints
- Mention any tricky access
- For indoor joints, keep the area dry beforehand if you can

Why it’s worth doing now in Russland
Not every filler suits an old window surround. Sand mastic is the like-for-like choice and that can be important for listed homes. In an older home around Russland, damp from a failed joint can get into timber and plaster.
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.

Signs you need sand mastic in Russland
Shallow joints are a common cause. A thin layer does not hold well, which is why we pack deep voids first and get the depth right.
Most people get in touch when they notice one of these:
- Mastic round period door frames that has failed
- Window mastic to renew ahead of painting
- Weathered mastic on the most exposed windows
- Old cement repairs round a window that have failed
Skaill House, about 4.2 miles west, is one of the historic houses in the wider area around Russland.

Common questions in Russland
Is Russland within the area you cover?
Yes, Russland is covered. Our work covers the whole of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.
Is sand mastic in a coastal place like Russland any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Do I need permission for sand mastic on a listed building?
Speak to your local planning authority before work starts. Like-for-like sand mastic is often the preferred finish, but they decide.
Do you work for letting agents?
Yes, we do. Domestic, commercial and hotel work are all part of what we do.
Can old silicone round a sash window be swapped for sand mastic?
Usually, yes. Once the silicone is out and the joint prepared we point it with sand mastic.
Are you fully insured?
Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
Is it OK to seal over old sealant?
No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
What sealant work can’t fix
We will not take on work that won’t last, so here’s what sealant cannot put right:
- Sashes that need overhauling
- Damaged stone surrounds
- Cracked or broken glass

What sand mastic looks like in Russland
Russland is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Island jobs need planning around ferries and the weather, so the more notice, the better.
In and around Russland, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.
Russland is about 10 miles north-west of Kirkwall, in the Orkney Islands. We carry out sand mastic for homes and businesses in Russland and nearby, as part of our work across the Orkney Islands. Our the Orkney Islands coverage runs to 51 places, and Russland is one of them.

How we quote for sand mastic
We quote each job individually. This is what makes a difference:
- The product the joint needs
- How much old sealant there is and how hard it is to remove
- Any mould that needs treating
- The number of rooms or windows
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Where the job is, and your postcode
- The rough size of the job
- Any previous sealing or DIY work
- What’s wrong with the joints now

Aftercare tips
Aftercare is simple:
- Clear gutters so water doesn’t pour onto the windows
- Go gently near the mastic when preparing windows
- Don’t paint over the new mastic
- Get any rot dealt with first
Leave the new mastic unpainted, which is the traditional advice. Ask us before any decorating around it.
Good mastic helps keep the frame dry. Failed mastic lets water reach the timber, which can lead to rot.
