New-build mastic & snagging in Hoy, Orkney Islands
Our applicators work in Hoy on plot mastic for developers and snagging failed sealant in new homes. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Beads laid onto grit and dust from the build
- Cracked caulk along new skirting
- Untidy sealant flagged on a snagging list
Leave it or put it right?
Running a new bead over the builder’s sealant might look tidy for a few weeks, but it can’t bond to what’s underneath. Taking it all out and starting again is the only way to get a lasting seal. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

New build mastic for homes and businesses in Hoy
We never seal over a failed new-build bead. Fresh silicone can’t bond to the old layer, so the joint is cut out, cleaned, dried and resealed. We work on plot handovers, bathrooms & en suites and kitchens, and people most often call us about gaps between new skirting and floors and sealant work across a run of new homes.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
Whatever the size of the job, it’s backed by our 12-month guarantee.

What affects the cost of new build mastic
You will get a clear quote before any work starts. It takes into account:
- Working hours on commercial sites
- The number of rooms or windows
- The product the joint needs
- Whether old sealant or filler has to be cut out
Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
What to tell us for a quote
Photos by email are helpful but not essential. Try to tell us:
- Access, such as stairs, a lift or height
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it has been sealed before
- Pictures of the joints, sent by email
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What else we do in Hoy
Surface by surface
Show homes
In a show home, the sealant is on display. We lay neat, even beads in colours to suit the finishes.
Plot handovers
We work through plots to your schedule, sealing each room ready for handover. Joints are prepared properly before sealing.
The process
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours in a single home for a typical job. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely down to clean surfaces.
- Joints are vacuumed and cleaned of building dust.
- We prime where needed and apply a sealant suited to each joint.
- Each bead is tooled and the cure times explained.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Let us know if you’ve seen damp or leaks
- Mention if the joints have been sealed before

Hoy questions
Is Hoy in your area for new build mastic?
Yes. Our work covers the whole of Scotland, and Hoy is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
What guarantee comes with new build mastic in Hoy?
Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Do you work for letting agents?
Yes. As well as householders, we work for landlords, agents, businesses and hotels.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint before we leave.
What does new build mastic cost?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before we start.
Can you reseal over the builder’s sealant?
No. We always remove the existing bead, the joint cleaned and primed where needed, and a new bead applied.
Can you match the sealant colour to my new kitchen or bathroom?
Most bathroom joints are white or clear, but other colours are available. We match the colour to the finish before we begin.
Can you work from my snagging list?
Yes. Send us the sealant items on the list, with photos if you can, and we’ll quote. We’ll flag anything that needs another trade.
For landlords and businesses
If you manage several properties in or around Hoy, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and photos by email help.
Landlords and agents in Hoy can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.
When to call us in Hoy
Once people move in, baths and trays take weight and bed down. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used and can tear.
Most people get in touch when they notice something like this:
- Smeared, uneven beads picked up at snagging
- Worktop and upstand sealant coming away
- Sealant work across a run of new homes
- New-build shower sealant that has already split
For jobs in and around Hoy, choosing the right material for each joint is as important as a tidy finish.
What your quote should include
- Is the old sealant removed completely?
- Is VAT in the price?
- Which colour the sealant will be
- What insurance they hold
