Signs you need external mastic in Hoy
UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.
The most common problems we see are:
- Movement joints filled with mortar instead of sealant
- Water getting into walls through failed joints
- Movement joints with cracked, split or missing sealant
- Hard, crazed mastic that has stopped moving
For jobs in and around Hoy, choosing the right material for each joint is as important as a tidy finish.
What your quote should include
- Are they insured?
- Is the old sealant removed completely?
- How hidden problems are handled
- Whether you can choose the colour
External mastic in Hoy
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement. We work on façade panels, render & cladding joints and concrete & block, and common reasons people get in touch are panel joints letting water in and movement joints with cracked, split or missing sealant.
External sealant needs dry surfaces, so outdoor work around Hoy is planned around the weather. Tell us how to reach each wall, gutter and roofline.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Walls and rooflines in Hoy
Hoy is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Around Hoy, as everywhere, external mastic is only as good as the preparation behind it.

What affects the cost of external mastic
You will get a clear quote before we start. It’s based on:
- How many areas need sealing
- The number and length of the joints
- Any working-time requirements on site
- The old material and how stubborn it is
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
Asking for a quote
You do not need to know the technical terms. Just tell us:
- The address or postcode of the job
- The rough size of the job
- What’s wrong with the joints now
- Any previous sealing or DIY work
For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we will talk you through the work before giving you a price.
Surface by surface
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.
Copings and trims
Metal and stone copings both move with temperature, so a flexible sealant suits them best.
Common questions in Hoy
Do you cover Hoy for external mastic?
Yes. Our work covers the whole of Scotland, and Hoy is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.
Does living near the coast affect external mastic in Hoy?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Is it OK to fill a movement joint with cement?
No. A mortar-filled joint cannot move, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.
What colours does the sealant come in?
Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We pick the one that suits your wall best so it doesn’t stand out.
How long should I leave it?
Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.
Why is there a gap in my brick wall?
Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking and needs a flexible seal, not mortar.
Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
How often do external joints need resealing?
It varies from wall to wall: joints on exposed walls or with a lot of movement age sooner. Check them each year and reseal when they split or harden. Our work comes with a 12-month guarantee.
Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
How it works
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours to a few days, depending on the length of joint and the access. Outside jobs in Hoy need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- The old mastic and anything lodged in the joint is removed.
- The joint faces are cleaned and primed where the sealant needs it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Clear the area around the work
- Plan for the work area to be out of bounds to pets and children

Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Do not let climbing plants root in the sealant
- Keep high-pressure jets off the joints
- Get split or bare joints resealed while the damage is small
- Look over the joints every year, ideally after winter
Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.
If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.
What we can’t put right
New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:
- Cracking across the wall rather than at a joint
- Loose or hollow render, which needs re-rendering
- Adding movement joints to masonry that has none
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.
