How we handle floor joint sealing in Hoy
Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out so water and dirt cannot get in. We work on skirting boards, thresholds and commercial floors, and people most often call us about chipped and open joints in warehouse floors and gaps opening between the floor and skirting.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
Whatever the size of the job, you get the same one-year guarantee.

How the visit works
The work is kept neat and contained to the area we are working on. The job generally takes a few hours, depending on the length of joint. Around Hoy, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, the floor type, the gap and the traffic are checked.
- We remove what’s in the joint now.
- The joint is vacuumed clean and backing fitted where needed.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
How to prepare
- Move anything stored near the joints
- Tell us about any water getting in
- Tell us if parking is tricky

What floor joint sealing looks like in Hoy
Island jobs need planning around ferries and the weather, so the more notice, the better. Across the Orkney Islands, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal.
For jobs in and around Hoy, choosing the right material for each joint is as important as a tidy finish.
Hoy is about 14 miles west of Kirkwall, in the Orkney Islands. From the centre of Hoy to the outskirts, floor joint sealing is available for homes and businesses alike. Hoy is one of 51 places in the Orkney Islands we cover.

For landlords and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Check the sealant is paintable before decorating
- Lift furniture rather than dragging it across joints
- Sweep along the edges of the floor
- Use a well-wrung mop rather than flooding the floor
Avoid flooding the floor when you clean. Less water at the edges helps the joints last.
Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. A sound seal stops that happening.
Signs you need floor joint sealing in Hoy
Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands.
If you can see any of these, it’s time to have the joints looked at:
- Threshold joints that have opened or worn
- Chipped and open joints in warehouse floors
- Skirting caulk that keeps splitting
- Cracked grout where a tiled floor needs a movement joint
Around Hoy, as everywhere, floor joint sealing is only as good as the preparation behind it.

Your questions about floor joint sealing in Hoy
Is Hoy in your area for floor joint sealing?
Yes, Hoy is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.
Is there a guarantee on floor joint sealing in Hoy?
All our work, in Hoy and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
What do you put in the joint?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
How soon can the floor be mopped?
That varies with the sealant and the room. Before we leave, we tell you when it can be walked on, mopped and driven over so you can plan.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
Will I be able to paint over the new joint?
If you tell us beforehand, yes. Joints that will be painted get a paintable product.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.
Can you seal where the floor meets the bath panel?
Yes. We cut out any old sealant or caulk and reseal with flexible silicone.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
