Floor joint sealing in Clestrain

Concrete floors in warehouses and units have joints that take heavy wear. Each is resealed with a floor-joint product suited to what runs over it. We’re often asked to deal with grout cracking in a straight line across a floor and floor edges that trap water and grime, on skirting boards, concrete floor joints and thresholds.

For a place like Clestrain, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

You are covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

New homes and floors in Clestrain

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Floors around the Orkney Islands run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

In and around Clestrain, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

Clestrain is about 9 miles west of Kirkwall, in the Orkney Islands. Jobs in Clestrain get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Clestrain is one of 51 towns and villages in the Orkney Islands where we work.

Our applicators cover all of KW17 for floor joint sealing and the streets around it. Other places close to Clestrain include Midland (2 miles south-east), Orphir (2 miles east), Clouston (3 miles north), Kirbister (3 miles east) and Stenness (3 miles north). Leave it or put it right?

Floor joints left open collect dirt that is hard to clean out. Sealed joints are easier to keep clean and look tidier. In a place like Clestrain, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Clestrain: your questions answered

What guarantee comes with floor joint sealing in Clestrain?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like Clestrain?

Yes, we do. Our work covers the whole of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

My floor grout keeps cracking in a line. Can you help?

In many cases, yes. We replace the grout along a suitable line with flexible sealant in a matching colour. Loose or cracked tiles need a tiler first.

How long will you be here?

It depends on the size of the job, but as a guide it takes a few hours for most rooms, longer for large commercial floors. We will give you a better idea when we quote.

Why not just use caulk?

Caulk works on still, dry joints, but it splits where the joint moves or gets wet. For most floor joints, we use a flexible sealant.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Landlords, agents and businesses in Clestrain

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What affects the cost of floor joint sealing

The price is agreed before any work begins. It takes into account:

  • Whether old sealant or filler has to be cut out
  • Whether the work is at height
  • The number and length of the joints
  • When we can work, for business premises

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What to tell us for a quote

You do not need to know the technical terms. Just tell us:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking

We quote each job on its own, so start by telling us what you need. Just drop us a line at info@mrmastic.co.uk with the details, and photos are welcome.

When it isn’t the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Large cracks that need a surveyor
  • Water getting under the tiles from elsewhere
  • A tiled floor that needs relaying

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Wet room & bathroom floors
  • Skirting boards
  • Thresholds
  • Commercial floors
  • Concrete floor joints
  • Tiled floors

How the visit works

At the end, we look at the finished work together. The work normally takes a few hours for most rooms, longer for large commercial floors, depending on the size of the job. Somewhere like Clestrain may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. The room is cleared along the joints so we can reach them.
  2. We take out the cracked caulk, grout or old sealant.
  3. Edges are cleaned and dried.
  4. We apply a flexible sealant suited to the floor and smooth it.
  5. Finally, we check the work and talk you through aftercare.

Common problems we fix in Clestrain

Wheels crossing an unfilled concrete joint chip its edges. Pallet trucks and trolleys knock the edges away until the joint widens.

Signs it’s time to call us include:

  • Gaps at thresholds between rooms
  • Dirt and water collecting in open floor joints
  • Grout used at the floor edge instead of sealant
  • Open gaps along the bottom of skirting boards

Whether the job is in Clestrain itself or nearby, the right material for each joint matters as much as a neat finish.
