How we handle bathroom resealing in Hoy

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on basins & vanity units, sinks & splashbacks and kitchen worktops & upstands, and people most often call us about new sealant laid over old sealant that is now lifting and leaking joints on a shower screen.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Big or small, you get the same one-year guarantee.

Hoy homes and their sealant

Hoy is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For jobs in and around Hoy, choosing the right material for each joint is as important as a tidy finish.

The process

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a couple of hours for a single bath or shower. Outdoor work around Hoy depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • Keep pets and children clear of the area while we work

How to look after the new joints

To keep the joints looking good and working properly:

  • Dry worktop joints after washing up
  • Use gentle cleaners on the silicone
  • Avoid abrasive pads on the sealant
  • Wipe the sealant dry after showering

Keep water off the new bead until it has cured, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Signs you need bathroom resealing in Hoy

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

Most people get in touch after spotting one of these:

  • Leaking joints on a shower screen
  • A reseal done over the top of the old bead
  • Water getting behind the kitchen upstand
  • Gaps where the bath or tray has moved

In and around Hoy, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Why act early in Hoy

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start.

Your questions about bathroom resealing in Hoy

Can you do bathroom resealing in Hoy?

Yes. We work across all of Scotland, and Hoy is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Do you cover smaller places like Hoy?

Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords and businesses?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels in Hoy.

Can you get rid of the black mould in my sealant?

Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.

How long does a bath or shower reseal take?

It takes two to three hours for a typical bath, depending on how much old sealant there is. We’ll confirm how long your job needs when we quote.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Where are you based?

Our base is Crawley. We work across South East England, London and Scotland.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

What sealant work cannot fix

It helps to know what we cannot do too:

  • Water coming from the plumbing rather than the joint
  • A tray that rocks until it’s re-bedded
  • Cracks in the tray itself rather than the joint

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.
