Midland Bathroom Resealing
Baths, showers and worktops in Midland need attention? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Shrunken sealant along the back of a worktop
- Cracked, shrunken or lifting silicone
- A messy, uneven bead from a previous reseal
Bathroom resealing in Midland, done properly
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Common call-outs are for smears of silicone across the tiles and splits where the tray meets the wall, across baths, kitchen worktops & upstands and wet rooms.
Bathrooms in smaller places like Midland work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

What bathroom resealing looks like in Midland
Midland is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Around Midland, as everywhere, bathroom resealing is only as good as the preparation behind it.
Midland is about 9 miles south-west of Kirkwall, in the Orkney Islands. Homes, rented property, offices and hotels in Midland can book us for bathroom resealing, old or new, large or small. What happens on the day
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We protect the area and cut out all of the old sealant.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, usually around 24 hours.
Preparing for the visit
- Plan for the work area to be out of bounds to pets and children
- Mention if the joints have been sealed before
- For business premises, tell us about site rules or sign-in

Advice
Work for landlords, hotels and businesses
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
We also work for property managers and facilities teams in Midland and across the Orkney Islands. Several sites can be quoted together, and we are fully insured.
Signs you need bathroom resealing in Midland
Baths and trays move. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. Over time the joint tears or pulls away from the tile.
Common reasons people contact us include:
- Black mould in the silicone that won’t clean off
- Leaks into the floor or ceiling below
- Failed sealant on the screen profile
- A messy, uneven bead from a previous reseal
For an older house near a landmark such as Round Kirk, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
What your quote should include
- When the joint can take water or movement
- Whether they seal over old material or remove it
- What happens if the job turns out different
- How the surfaces are prepared before sealing
When it isn’t the sealant
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Water coming from the plumbing rather than the joint
- A tray or bath that is cracked through
- Movement from a bath with loose feet or no proper support
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.
What we seal
- Shower trays & enclosures
- Sinks & splashbacks
- Kitchen worktops & upstands
- Baths
- Wet rooms
- Basins & vanity units
How to look after the new joints
To keep the joints looking good and working properly:
- Wait for the cure time we give you
- Keep the fan on for a while after bathing
- Look for lifting corners and small gaps now and then
- Dry the bead with a towel now and then
Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
Your questions about bathroom resealing in Midland
Is Midland within the area you cover?
Yes, Midland is covered. We work across all of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Yes. We work across all of Scotland, and Midland is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Can mouldy silicone be sorted out?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Where is Mr Mastic based?
We work from Crawley. We cover Midland and the rest of the Orkney Islands.
Do you work for landlords and businesses?
Yes. We work in homes, commercial premises and hotels, and we are fully insured.
Do you reseal kitchen worktops and sinks too?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
How do I get a quote for bathroom resealing in Midland?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.
Can you just seal over the old silicone?
No. Fresh silicone cannot stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Why act early in Midland
Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.
