Bathroom resealing for Kirbister homes and businesses

Bathroom resealing for homes and businesses in Kirbister

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Kirbister. We are fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. Common call-outs are for a reseal done over the top of the old bead and water getting behind the bath panel, on baths, kitchen worktops & upstands and basins & vanity units.

Bathrooms in smaller places like Kirbister work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Wipe the sealant dry after showering
  • Keep the fan on for a while after bathing
  • Wait for the cure time we give you
  • Dry worktop joints after washing up

Keep water off the new bead until it has cured, which is usually around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

The process

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes around two hours for one bath or shower, longer for a whole bathroom. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about parking restrictions
  • Plan for the work area to be out of bounds to pets and children

Advice

Different surfaces, different methods

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Kirbister homes and their sealant

Kirbister is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Whether the job is in Kirbister itself or nearby, the right material for each joint matters as much as a neat finish.

Kirbister is about 6 miles south-west of Kirkwall, in the Orkney Islands. Jobs in Kirbister get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Across the Orkney Islands, we cover 51 places, and Kirbister is one of them.

We work across the KW17 postcode area for bathroom resealing. Being close to the A964, Kirbister is simple for us to get to. We also cover Orphir (2 miles south-west), Midland (3 miles south-west), Germiston (3 miles north-west), Greenigoe (3 miles east) and Clestrain (3 miles west). If you are somewhere remote, the job takes a little more planning.

Quotes for bathroom resealing in Kirbister

The price is agreed before any work begins. It takes into account:

  • The number and length of the joints
  • Whether old sealant or filler has to be cut out
  • Access and height
  • Mould in or behind the old joints

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • What’s wrong with the joints now
  • A few pictures by email, if you can
  • Access, such as stairs, a lift or height
  • If someone has resealed it before

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will talk you through the work before giving you a price.

Your questions about bathroom resealing in Kirbister

Will you come out to Kirbister?

Yes. Kirbister is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Is Kirbister in your area for bathroom resealing?

Yes. Our work covers the whole of Scotland, and Kirbister is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Kirbister.

Do you work for landlords and businesses?

Yes. As well as householders, we work for landlords, agents, businesses and hotels in Kirbister.

Can you quote for more than one area?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures.

When to call us in Kirbister

The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

Common reasons people contact us include:

  • Water getting behind the bath panel
  • Failed sealant on the screen profile
  • Two layers of silicone, both failing
  • A messy, uneven bead from a previous reseal

In and around Kirbister, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Our hiring checklist

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Landlord and commercial work in Kirbister

Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
