Remedial sealant in Midland, done properly

Removing failed sealant is the hardest part of the job. Every layer is cut out, the residue cleaned off and the joint degreased, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. We work on mouldy bath & shower sealant, botched or over-sealed joints and shrunken worktop sealant, and the jobs we see most are leaks that keep coming back after resealing and wide, uneven beads that look worse than the old ones.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

You are covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Midland homes and their sealant

Midland is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.

Around Midland, as everywhere, remedial sealant is only as good as the preparation behind it. In the older streets around Round Kirk, older homes can move a little, which is hard on rigid grout and tired sealant.

Midland is about 9 miles south-west of Kirkwall, in the Orkney Islands. From the centre of Midland to the outskirts, remedial sealant is available for homes and businesses alike, from flats and houses to offices and hotels. Midland is one of 51 places in the Orkney Islands we cover.

We cover every part of KW17 for remedial sealant and the streets around it. Neighbouring places we cover for remedial sealant include Orphir (1 mile north-east), Clestrain (2 miles north-west), Kirbister (3 miles north-east), Germiston (4 miles north) and Clouston (5 miles north-west). Island and remote addresses take a little more planning, so tell us where you are when you ask for a quote.

How the job changes by surface

Windows & doors

A frame that keeps leaking may not be the mastic. If the frame joint is not the cause, we’ll say so.

Worktops & kitchens

A loose worktop splits its sealant. That needs refixing before resealing, which we’ll point out.

How we quote for remedial sealant

For a quick quote, just ask. The main things that affect it are:

  • How many rooms, windows or areas are involved
  • Access and height
  • The number and length of the joints
  • The product the joint needs

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business
  • What’s wrong with the joints now
  • Whether it has been sealed before

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work before giving you a price.

Questions from Midland

Will you come out to Midland?

Yes. Midland is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Is remedial sealant in Midland guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Can you do several jobs on one visit?

Yes. Just list everything you need and you’ll get one quote.

Do you offer different sealant colours?

Normally, yes. Sealants come in white, clear, grey and other colours, and we’ll agree it with you first.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

My shower still leaks after a reseal. Can you sort it?

Yes. First we check whether the leak is the sealant at all, then strip and reseal the joints.

Can you remove sealant that is been put over old sealant?

Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s the only way the new joint will last.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Landlords, agents and businesses in Midland

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

What we do, step by step

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before any work begins. Most jobs take a few hours, depending on how many layers have to come out. For a place like Midland, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Mention any tricky access
  • Clear the area around the work

Advice

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

When it is not the sealant

Before booking, it’s worth knowing the limits too:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Sealant in an older building that needs testing for asbestos first
  • Plumbing leaks behind walls or under trays

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Shrunken worktop sealant
  • Failed movement joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Deal with small splits early
  • Look for stains below bathrooms now and then
  • Get the cause of a repeat leak found before resealing
  • Have loose fittings fixed before resealing

Watch the joint over the first few weeks, especially if movement was the problem. If anything changes, just email us at info@mrmastic.co.uk.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.
