Bathroom resealing in Stenness

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on kitchen worktops & upstands, wet rooms and shower trays & enclosures, and people most often call us about gaps where the bath or tray has moved and damp behind the bath or under the tray.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Questions from Stenness

Is Stenness within the area you cover?

Yes. Stenness is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

What guarantee comes with bathroom resealing in Stenness?

All our work, in Stenness and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Where is Mr Mastic based?

We work from Crawley. We cover Stenness and the rest of the Orkney Islands, along with the rest of our area.

Do you work for letting agents?

Yes. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.

Can mouldy silicone be sorted out?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Is it OK to put new sealant on top of the old bead?

No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

Are you insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Surface by surface

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

What affects the quote in Stenness

Every job gets its own quote. This is what makes a difference:

  • The number of rooms or windows
  • Any working-time requirements on site
  • Whether the work is at height
  • Which sealant suits the joint

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • Roughly how big the job is
  • Any previous sealing or DIY work

There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.

Bathrooms and kitchens in Stenness

Stenness is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

In the older streets around Stenness Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What we’re called out for in Stenness

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

Most people get in touch when they notice one of these:

  • Black spots spreading through the bead
  • New sealant laid over old sealant that is now lifting
  • Failed sealant on the screen profile
  • Gaps where the bath or tray has moved

In and around Stenness, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

What we cannot put right

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Tiles that have come away from the wall
  • Cracked or missing grout between tiles (that is regrouting)

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Wet rooms
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Aftercare tips

After the cure time, these simple habits help:

  • Use gentle cleaners on the silicone
  • Keep an eye on the corners, where splits start
  • Give the silicone its full cure time
  • Move toiletries away from the joint

Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

The process

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes half a day or less for one room, longer when the kitchen is included. Somewhere like Stenness may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts
  • Let us know if you’ve seen damp or leaks
