Fire Rated Sealant in Hoy
Fire rated sealant in Hoy from a team with over 20 years’ experience. Rated 4.9 on Google from 180+ five-star reviews.
- Fire stopping disturbed by later work
- Gaps around pipes and cables through fire-resisting walls
- Ordinary sealant used where a fire-rated product was needed
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Fire rated sealant in Hoy, done properly
We often work from an action list drawn up by a fire risk assessor for buildings in Hoy. If you share the list, we can quote for the gaps that need fire-rated sealant. Typical jobs include cracked or shrunken fire-rated sealant and joints picked up in a fire-stopping survey, across plasterboard & masonry, service penetrations and door frames.
For holiday lets, guest houses and community buildings in or near Hoy, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
Whatever the size of the job, it’s backed by our one-year guarantee in Hoy and across the Orkney Islands.

Why deal with it now?
Fire-rated sealants are less forgiving than ordinary ones. How it’s installed changes how it performs, so we follow the maker’s details on every gap. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

How the visit works
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for a handful of gaps, and longer for a whole building. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start with the survey or action list, checking the size and surfaces of every gap.
- Anything that isn’t fit for the job comes out, and the gap is cleaned.
- Backing or fill is fitted where the product’s tested detail calls for it.
- Fire-rated or intumescent sealant is applied to the right depth and tooled.
- We record the locations and products used for your records.
How to prepare
- Clear the area around the work
- Mention any leaks or damp you’ve noticed
- On commercial sites, let us know about site rules

Advice
Hoy: your questions answered
Can you do fire rated sealant in Hoy?
Yes, Hoy is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.
Will you come out to Hoy?
Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Is it OK to seal over old sealant?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Do you do fire sealant around door frames?
Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Are you insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Can you give us a record of the work?
Yes. We note each location and the product that went in, so you have it on file.

Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Look in service cupboards and ceiling voids from time to time
- Photograph sealed gaps before they’re covered up
- Report cracked or damaged seals as soon as you notice them
- Do not fill fire-stopping gaps with ordinary foam or silicone
Follow the cure time we give you before decorating over the sealant. Not every fire-rated sealant takes paint and we’ll tell you which one you have.
When you plan work that goes through walls or ceilings, plan the fire stopping too. Catching it then saves a separate visit later.
Surface by surface
Linear gaps
Head-of-wall gaps are often hidden above suspended ceilings. We seal them along their full length.
Plasterboard walls
Plasterboard partitions are common in flats, offices and conversions. The sealant has to be one tested in plasterboard for each gap size.
