New-build mastic & snagging in Bimbister, Orkney Islands
Professional new build mastic in and around Bimbister, with old sealant always removed completely and a 12-month guarantee.
- Skirting joints opening in the first winter
- Plot mastic for developers ahead of handover
- Sealant that never bonded to the surface
New build mastic in Bimbister, done properly
Developers send us the plot schedule and we work through it. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover. We work on kitchens, show homes and bathrooms & en suites, and the jobs we see most are cracked caulk along new skirting and frame joints opening as the plaster dries.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Every job comes with our one-year guarantee, wherever you are in the Orkney Islands.

For landlords and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

What sealant work cannot fix
Before booking, it’s worth knowing the limits:
- Your warranty claim itself, which is between you and the builder
- Movement caused by a poorly fitted tray or bath
- Plumbing faults behind the sealant

Your questions about new build mastic in Bimbister
What guarantee comes with new build mastic in Bimbister?
All our work, in Bimbister and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Do you cover Bimbister for new build mastic?
Yes. We work across all of Scotland, and Bimbister is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Can you reseal over the builder’s sealant?
No. The old sealant is cut out fully, then clean and prime the joint, before resealing.
Is it messy?
Tidy work is part of the job. We protect what’s around the joints.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
What the job involves on each surface
Skirting and floors
As timber and screed dry, skirting and floors shift. Caulk cracks; a flexible sealant moves with it in a colour to suit.
Plot handovers
Taking time over preparation reduces return visits. We clean out building dust before sealing and primer used where needed.
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Looking after it afterwards
So the new joints stay in good condition:
- Clean sealant with mild detergent, not abrasives
- Wait for the cure time before using a resealed shower
- Record problems with dated photos
- Look at the sealant regularly in the first couple of years
Avoid standing on the rim of the bath or the edge of the tray. If a bath or tray moves when you stand in it, get it looked at.
If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

The process
We keep the work tidy and contained to the joints we are treating. Expect the work to take a few hours in a single home. Outside jobs in Bimbister need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- Each joint is checked for movement before any work starts.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
