Is Orphir within the area you cover?

Yes. Orphir is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Can you match the sealant to my frames?

Yes. We can use white, brown, anthracite grey, black or clear.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

Will new mastic stop draughts?

Window mastic in Orphir

If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through and quietens the whistle on windy days. If the draught is through the window seals instead, we will tell you. We work on window sills, aluminium frames and uPVC windows, and people most often call us about a bead that doesn’t match the frame and leaking joints at the ends of sills.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

There’s a 12-month guarantee on every job, large or small.

Looking after it afterwards

After the cure time, these simple habits help:

  • Do not aim a pressure washer at the joints
  • Don’t use solvent cleaners on the joint
  • Use gentle cleaners on frames and sealant
  • Check the mastic once a year

Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.

Quotes for window mastic in Orphir

Jobs vary more than people expect. The main factors:

  • The amount of work
  • The old material and how stubborn it is
  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What to tell us for a quote

To help us quote quickly, let us know:

  • Where the property is
  • If it’s domestic, commercial or a hotel
  • Photos by email, if that is easy
  • How many joints, rooms or windows are involved

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work.

Can I do it myself?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When to call us in Orphir

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

Most people get in touch when they notice one of these:

  • Mastic that is falling out in pieces
  • Rushed sealant from a window installation
  • Gaps where the sill meets the wall
  • White mastic on grey or black frames

In and around Orphir, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

How to choose a mastic man

Different surfaces, different methods

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.

Aluminium frames

Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. We use a neutral-cure product.

How it works

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a morning for a couple of windows and a door. Around Orphir, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. Where gaps are deep, backing rod goes in first.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Finally we tidy up and check each joint.

How to prepare

  • Mention any tricky access
  • Tell us about any water getting in
  • Clear the area around the work

  • Condensation trapped between the panes

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Orphir homes and the weather

Orphir is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For jobs in and around Orphir, choosing the right material for each joint is as important as a tidy finish.
