Remedial sealant in Brinian

What we do, step by step

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours for a typical bath or shower, longer where several layers have been applied. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Preparing for the visit

  • Mention any parking rules near the property
  • Clear the area around the work
  • Keep pets and children clear of the area while we work

Remedial sealant for homes and businesses in Brinian

A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. We work on botched or over-sealed joints, failed movement joints and mouldy bath & shower sealant, and people most often call us about gaps opening along the back of the worktop and caulk or the wrong sealant used in a wet area.

In and around a place like Brinian, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Air the bathroom so the sealant can dry
  • Don’t point over movement joints
  • Ask why a joint failed before redoing it
  • Do not wait for a small gap to become a leak

Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

What happens if it’s left?

DIY removal often leaves scratches and a film of residue, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Brinian questions

Is Brinian in your area for remedial sealant?

Yes, Brinian is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Is Brinian within the area you cover?

Yes. Brinian is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Do you fix expansion and movement joints?

Yes. The depth is set with backing so the sealant only bonds to the two sides, which lets it stretch.

What happens if the problem is the tray or the plumbing?

We will tell you. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, and we will not reseal for the sake of it.

Where do you work from?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

What does remedial sealant cost?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

What we can’t put right

Sealant is not the answer to every problem, and we will tell you before any work starts. Sealant will not put right:

  • Sealant in an older building that needs testing for asbestos first
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray or bath that is cracked

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Failed movement joints
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Expansion joints

When to call us in Brinian

Using the wrong product is a common cause: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. Each fails in its own way.

These are the problems we are asked about most:

  • Beads that never stuck properly
  • Torn expansion joints
  • Worktop sealant that has shrunk and split
  • Products that weren’t meant for the joint

For jobs in and around Brinian, choosing the right material for each joint is as important as a tidy finish.

  • Which colour the sealant will be
  • What insurance they hold

What affects the quote in Brinian

We do not publish a price list, because no two jobs are the same. What we look at:

  • The product the joint needs
  • Access and height
  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • What’s wrong with the joints now
  • A few pictures by email, if you can
  • Roughly how big the job is
  • The address or postcode of the job

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you are ready, drop us a line at info@mrmastic.co.uk.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What remedial sealant looks like in Brinian

Brinian is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Around Brinian, as everywhere, remedial sealant is only as good as the preparation behind it.
