Fire rated sealant in Brinian

Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. Which product suits a gap depends on its width, the materials either side and what runs through it, so we work to the manufacturer’s details. Typical jobs include gaps filled with a product that isn’t fire-rated and cracked or shrunken fire-rated sealant, across service penetrations, linear gaps and flats & HMOs.

Work in a place like Brinian is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Why it’s worth doing now in Brinian

An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the work involved is often modest. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

What you get with us

  • Sanitary silicone with an anti-fungal additive in wet areas
  • Old sealant always removed completely
  • More than 20 years in sealant work
  • Approved under the ARBOMaster scheme

Letting agents and landlords in Brinian can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for.

What happens on the day

You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes from a few hours to a few days, depending on the number of gaps and the access for a typical job. Somewhere like Brinian may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your records.

Advice

Looking after it afterwards

After the cure time, these simple habits help:

  • Ask which product was used before you paint
  • Report cracked or damaged seals as soon as you notice them
  • Ask every contractor to reseal any fire stopping they disturb
  • Keep photos of seals that will be hidden

Do not add foam, filler or ordinary sealant over a fire seal. Repairs should use a matching fire-rated product. We can tell you which product we used.

It’s easiest to seal gaps while they’re few and easy to reach. Over time, more work adds more holes and the list grows.

Brinian questions

Do Scottish building rules affect fire-rated sealant work in Brinian?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you cover smaller places like Brinian?

Yes, Brinian is covered. Our work covers the whole of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Is standard sealant good enough for a fire gap?

No. Where a fire-rated seal is needed, it has to be a product tested for that use.

Are you fully insured?

Yes. Full insurance covers our work.

Will the old sealant be removed?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

Can you fill the gap behind a fire door frame?

Yes. We seal the gap between the frame and the wall with a suitable fire-rated product. The door, its seals and closer are for a door specialist.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

What we can’t put right

It helps to know what we can’t do too:

  • Fire risk assessments, which need a qualified assessor
  • A wall that is not a fire-resisting element to begin with
  • Openings too large for sealant, which need batts, boards or another system

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Quotes for fire rated sealant in Brinian

Every job gets its own quote. This is what makes a difference:

  • The type of sealant required
  • The old material and how stubborn it is
  • How many areas need sealing
  • How much there is to do

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

There’s no need for technical detail. Just tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel
  • The address or postcode of the job
  • A few photos by email, if you can

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work and give you a clear quote.

Signs you need fire rated sealant in Brinian

Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave doesn’t always get resealed.

Signs it’s time to call us include:

  • Ordinary sealant used where a fire-rated product was needed
  • Unsealed gaps around fire door frames
  • Gaps around pipes and cables through fire-resisting walls
  • Old fire sealant that has split or come away

For jobs in and around Brinian, choosing the right material for each joint is as important as a tidy finish.

Comparing quotes

  • Are they insured?
  • Which colour the sealant will be
  • Whether all the old sealant comes out first
  • How the joint is cleaned and prepared
