Remedial sealant in Wardhill, done properly

A joint that keeps failing normally has a reason. Movement, the wrong product or a leak from somewhere else will beat any new bead. Finding that cause comes before any new sealant. Common call-outs are for wide, uneven beads that look worse than the old ones and dark patches showing through the sealant, on failed movement joints, expansion joints and mouldy bath & shower sealant.

Bathrooms in smaller places like Wardhill work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Every job is covered by our 12-month guarantee.

What affects the cost of remedial sealant

You’ll get a clear quote before we start. It’s based on:

  • Any working-time requirements on site
  • The number of rooms or windows
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Pictures of the joints, sent by email
  • Whether it has been sealed before
  • Roughly how big the job is
  • The address or postcode of the job

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before we start.

Your questions about remedial sealant in Wardhill

Is remedial sealant in Wardhill guaranteed?

All our work, in Wardhill and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Do you cover smaller places like Wardhill?

Yes, Wardhill is covered. We work across all of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

What does remedial sealant cost?

Every job is different, so each one gets its own quote. To get one, send an email to info@mrmastic.co.uk with a short description of the job.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

The process

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours, depending on how many layers have to come out, and the area is left clean. Somewhere like Wardhill may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Older mastics that may need an asbestos check before removal
  • A tray or worktop that needs refixing first
  • A tray or bath that is cracked

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Expansion joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Failed movement joints

What remedial sealant looks like in Wardhill

Wardhill is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Around Wardhill, as everywhere, remedial sealant is only as good as the preparation behind it.

Wardhill is about 15 miles north-east of Kirkwall, in the Orkney Islands. Across the KW17 area, our applicators can take on remedial sealant. Wardhill is one of 51 places in the Orkney Islands where we work for remedial sealant.

Postcode districts we cover here for remedial sealant: KW17. With the B9060 close by, Wardhill is simple for us to get to. Nearby, we also carry out remedial sealant in Broughtown (10 miles north), Lady (10 miles north), Balfour (12 miles south-west), Tankerness (13 miles south-west) and Brinian (13 miles west). Island and remote addresses take a little more planning, so please mention your location when you drop us a line at info@mrmastic.co.uk.

When to call us in Wardhill

Silicone only bonds to surfaces that are clean and dry. Residue, moisture or dust left in the joint weaken the bond, and the joint starts to come away early.

Common reasons people contact us are:

  • Black mould underneath the bead
  • Sealant peeling off a dusty or damp surface
  • Kitchen joints letting water behind the worktop
  • Wide, uneven beads that look worse than the old ones

For jobs in and around Wardhill, choosing the right material for each joint is as important as a tidy finish.

What to look for in a quote

  • Which colour the sealant will be
  • Whether all the old sealant comes out first
  • What the cure time is
  • How much experience the applicator has

How to choose a mastic man

What the job involves on each surface

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, and we’ll tell you if we find it.

Movement & expansion joints

Joints filled with mortar, grout or rigid filler can’t move. Where it can be raked out, we replace it with flexible sealant.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Find out why the sealant failed first
  • Use a soft cloth, not a scourer, on silicone
  • Do not wait for a small gap to become a leak
  • Never seal over old silicone

Don’t let anyone seal over it later. New silicone doesn’t bond to old, so the old bead should always come out first.

Do not keep resealing the same joint. Get the cause found first, otherwise the next attempt will fail too.
