About our remedial sealant in Grimness
Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint fails however neatly it’s applied. We take it out and use a sealant made for that joint. Common call-outs are for movement joints that have split or pulled away and dark patches showing through the sealant, across leaking tray & enclosure joints, expansion joints and shrunken worktop sealant.
Bathrooms in smaller places like Grimness work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Surface by surface
Windows & doors
Some leaks around windows come from the wall or the window itself. If the frame joint is not the cause, we will say so.
Worktops & kitchens
A loose worktop splits its sealant. It needs fixing down first, and we will tell you if we find it.
What happens on the day
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a typical bath or shower, longer where several layers have been applied. Around Grimness, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Mention any tricky access
- Clear the area around the work

When something else is needed
A few problems are outside what sealant work can do:
- Failed tanking or loose tiles behind the sealant
- A tray or bath that is cracked
- A tray or worktop that needs refixing first
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.
Joints and surfaces we work on

Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Always have old sealant cut out, not covered
- Never fill a movement joint with mortar or grout
- Keep an eye on the ceiling below the bathroom
- Use a soft cloth, not a scourer, on silicone
Leave the new joint to cure fully before it gets wet or moves: normally around 24 hours, or as long as we advise.
Don’t keep resealing the same joint. Have someone find out why, otherwise the next attempt will fail too.
Why deal with it now?
DIY removal often leaves scratches and a film of residue, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

Is remedial sealant in Grimness guaranteed?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Can failed expansion joints be resealed?
Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, and reseal with a flexible product.
Do you work for landlords and businesses?
Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.

Remedial sealant in Grimness: local notes
Grimness is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Island jobs need planning around ferries and the weather, so give us as much notice as you can.
Whether the job is in Grimness itself or nearby, the right material for each joint matters as much as a neat finish. In and around Grimness, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
