Trusted external mastic in Grimness

What happens on the day

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. Somewhere like Grimness may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Advice

External mastic in Grimness

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing. We are often asked to deal with plants rooting in failed movement joints and sealant that has lost its bond to the brick or render, on joints between brick and frames, brickwork movement joints and concrete & block.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Quotes for external mastic in Grimness

For a quick quote, just ask. What matters most is:

  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out
  • How much there is to do
  • Any working-time requirements on site

What it costs depends on the amount of work, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

What we need to know

When you call or email, it’s useful to know:

  • If someone has resealed it before
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode

If you’re in Grimness and need external mastic, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and we’ll agree the price before any work begins.

Different surfaces, different methods

Copings and trims

Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.

Render joints

Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind.

When it isn’t the sealant

In fairness, there are a few things sealant will not fix:

  • Cracking across the wall rather than at a joint
  • Structural movement, which needs a surveyor or engineer
  • Rising or penetrating damp from elsewhere in the wall

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Grimness questions

Does living near the coast affect external mastic in Grimness?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you cover Grimness for external mastic?

Yes, Grimness is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

What is backing rod for?

Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back so the bead can stretch.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

What is a movement joint?

A vertical gap in a long brick wall is generally a movement joint. It lets the bricks expand without cracking and needs a flexible seal, not mortar.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

How long does external mastic last?

It depends on the exposure, the movement and the product. Treat it as a maintenance item and look at it yearly and renew it when it starts to fail.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we will quote it together.

Why it’s worth doing now in Grimness

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. In an older home around Grimness, damp from a failed joint can get into timber and plaster.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.

Walls and rooflines in Grimness

Grimness is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Around Grimness, as everywhere, external mastic is only as good as the preparation behind it. Whether the job is in Grimness itself or nearby, the right material for each joint matters as much as a neat finish.

Keeping the joints in good condition

Looking after new joints is easy:

  • Tell anyone working on the walls about the movement joints
  • Deal with leaking gutters that soak the joints below
  • Check the sealant is paintable before painting near it
  • Avoid pressure-washing directly into sealant joints

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

Act while the splits are small. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.
