Floor Joint Sealing in Grimness
Sealing skirting-to-floor joints, tiled floor movement joints and concrete floor joints for homes and businesses in Grimness and across the Orkney Islands. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Worn sealant at door thresholds
- Concrete floor joints that have broken down
- Open joints that fill with dirt
Aftercare tips
After the cure time, these simple habits help:
- Walk round the room once a year and look at the edges
- Check the sealant is paintable before decorating
- Vacuum floor joints regularly to stop grit building up
- Keep floor cleaning water to a minimum at the edges
Keep heavy furniture from dragging across the joints. Sharp edges can cut the sealant before it has fully cured.
In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.
Floor joint sealing for homes and businesses in Grimness
The gap under a skirting board often opens as floors and walls move with the seasons. Decorators’ caulk generally cracks where there’s movement, so we close it with a flexible sealant instead. We’re often asked to deal with gaps between floors and kitchen plinths and cracked grout where a tiled floor needs a movement joint, across tiled floors, skirting boards and thresholds.
Work in a place like Grimness is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
Whatever the size of the job, you get the same one-year guarantee.

Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
When it isn’t the sealant
We will not take on work that will not last, so these are the limits:
- Concrete repairs beyond the joint
- Loose, hollow or cracked tiles, which need a tiler
- Movement too big for a sealant joint
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

What floor joint sealing looks like in Grimness
Across the Orkney Islands, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
In and around Grimness, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint. For jobs in and around Grimness, choosing the right material for each joint is as important as a tidy finish.

How it works
There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a few hours for most rooms, longer for large commercial floors for a typical job. Outdoor work around Grimness depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- The room is cleared along the joints so we can reach them.
- We take out the cracked caulk, grout or old sealant.
- Edges are cleaned and dried.
- A flexible sealant suited to the floor is applied and smooth it.
- Finally, we check the work and talk you through aftercare.

What affects the cost of floor joint sealing
Jobs vary more than people expect. The main factors:
- The number and length of the joints
- The product the joint needs
- When we can work, for business premises
- Any mould that needs treating
Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.
What to tell us for a quote
To make quoting easier, let us know:
- Where the job is, and your postcode
- The type of property
- Access, such as stairs, a lift or height
- Whether it has been sealed before
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
What happens if it’s left?
Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. Replacing that line with flexible sealant gives it somewhere to go. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
