Floor & skirting joints in Toab, Orkney Islands
Floor joint sealing for Toab and the surrounding area: careful preparation, the right product and tidy work. Call for a quick quote.
- Skirting caulk that keeps splitting
- Skirting that has pulled away from the floor
- Grout cracking in a straight line across a floor
How the visit works
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for most rooms, longer for large commercial floors. Outside jobs in Toab need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First we check the joint and the floor and agree which sealant suits it.
- We take out any old caulk, sealant or grout along the line.
- We clean and vacuum the joint and fit backing where the depth needs setting.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Before we arrive
- Keep pets and children clear of the area while we work
- For business premises, tell us about site rules or sign-in
- Mention any leaks or damp you’ve noticed

Floor joint sealing for homes and businesses in Toab
The gap under a skirting board often opens as floors and walls move with the seasons. Caulk tends to crack there, so we use a flexible sealant that moves with the floor. If you have perimeter joints in tiled floors filled with grout and grout cracking in a straight line across a floor, we can help.
Around smaller Scottish places like Toab, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Why deal with it now?
The right product depends on the floor and the traffic: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Using the wrong one is why many floor joints fail. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

Common questions in Toab
Is Toab in your area for floor joint sealing?
Yes. Our work covers the whole of Scotland, and Toab is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Is there a guarantee on floor joint sealing in Toab?
All our work, in Toab and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
What causes gaps between the floor and skirting?
Movement from drying timber and settling floors. Caulk tends to crack; a flexible sealant doesn’t.
Will it make a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Can you add a movement joint to a tiled floor?
Often, yes, where it suits the floor. The grout is raked out and replaced with a flexible sealant in a colour to suit, giving the floor room to move.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Can sealant along the skirting be painted?
On joints you want to paint, yes. Silicone in bathrooms and kitchens cannot be painted so mention it when you get a quote.
What we are called out for in Toab
Water and dirt collect in open floor joints. In wet areas, water runs into the gap at every clean and can reach the subfloor.
Any of these means the joints need attention:
- Open joints that fill with dirt
- Skirting that has pulled away from the floor
- Rigid edge joints in tiled floors
- Threshold joints that have opened or worn
In and around Toab, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.
Before you book anyone

- When the joint can take water or movement

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Surface by surface
Concrete floor joints
We clean concrete joints out thoroughly before sealing. Backing goes in where the depth needs controlling.
Thresholds
Two different floors meeting at a threshold move differently. A flexible sealant bridges them.

Joints and finishes in Toab homes
Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
For buildings such as St Andrew's Kirk, joints in its floors, skirtings and thresholds need resealing as they wear.

What affects the cost of floor joint sealing
We quote each job individually. These are the things that affect it:
- Whether the work is at height
- How many rooms, windows or areas are involved
- The number and length of the joints
- The type of sealant required
Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.
What we need to know
What to tell us when you ask for a quote:
- Whether it has been sealed before
- How we’d reach the joints
- If it’s domestic, commercial or a hotel
- The rough size of the job
For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Walk round the room once a year and look at the edges
- Avoid caulk in bathrooms and kitchens
- Don’t slide heavy items over sealed joints
- Mark off resealed joints in warehouses
Keep off the joint for the time we give you. Light foot traffic is generally fine sooner than wet cleaning or wheels so we will give you each time.
Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen and are harder to clean out.
