Floor joint sealing in Greenigoe, done properly
Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed with a sealant suited to the movement and traffic. If you are dealing with skirting caulk that keeps splitting and threshold joints that have opened or worn, we can put it right.
Work in a place like Greenigoe is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

FAQs for Greenigoe
Is floor joint sealing in Greenigoe guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Will you come out to Greenigoe?
Yes. Greenigoe is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
How much does floor joint sealing cost in Greenigoe?
Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.
Is it OK to seal over old sealant?
No, it will not last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Are you insured?
Yes, we’re fully insured for every job we do.
Do you hold any approvals?
Yes. We’re approved under the ARBOMaster scheme.
Can grout be replaced with sealant on a tiled floor?
Often, yes, where it suits the floor. The grout is raked out and replaced with a flexible sealant in a colour to suit, giving the floor room to move.
Where do you work from?
Mr Mastic is based in Crawley. Our applicators cover Greenigoe, along with the rest of our area.
How it works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for most rooms, longer for large commercial floors, and the area is left clean. Around Greenigoe, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We clear the edges of the floor so the joints are easy to reach.
- We take out the cracked caulk, grout or old sealant.
- We clean and dry the edges of the joint.
- We apply a flexible sealant suited to the floor.
- We check the joints and explain the aftercare.
Getting ready for the visit
- Mention if the joints have been sealed before
- On commercial sites, let us know about site rules
- Tell us about any water getting in

Floor joint sealing in Greenigoe: local notes
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Floors around the Orkney Islands run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
Around Greenigoe, as everywhere, floor joint sealing is only as good as the preparation behind it.

What else we do in Greenigoe
What we are called out for in Greenigoe
Wheels crossing an unfilled concrete joint chip its edges. Hard wheels damage the joint edges.
Keep an eye out for any of the following:
- Floor edges that trap water and grime
- Open joints around bathroom floor edges
- Worn sealant at door thresholds
- Grout used at the floor edge instead of sealant
Whether the job is in Greenigoe itself or nearby, the right material for each joint matters as much as a neat finish.
Questions to ask before you book
- Who turns up on the day
- The length of the guarantee
- What insurance they hold
- Whether VAT is included
For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
What happens if it’s left?
Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. A flexible movement joint is the fix. In a place like Greenigoe, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Keep caulk for dry, still joints only
- Get cracks along tile grout lines looked at early
- Vacuum floor joints regularly to stop grit building up
- Cone off fresh joints until they’re ready
Keep off the joint for the time we give you. Light foot traffic is generally fine sooner than wet cleaning or wheels so we’ll give you each time.
Open skirting gaps let in draughts, dust and sometimes insects. Sealing it early keeps the room cleaner and stops it getting worse.
Should I try it myself first?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
