Window mastic in Greenigoe, done properly

From a single sill to a whole house of windows, the work is priced before anything is done. Just drop us a line at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. We are often asked to deal with mastic that has split away from the wall and cold air getting in at the frame edge, on aluminium frames, composite doors and uPVC windows.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

Each job carries a 12-month guarantee.

What we’re called out for in Greenigoe

A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.

Signs it’s time to call us include:

  • Rushed sealant from a window installation
  • Damp patches on the reveal after heavy rain
  • Old mastic that has gone black or come away
  • Draughty joints inside around the window

Whether the job is in Greenigoe itself or nearby, the right material for each joint matters as much as a neat finish.

10 questions to ask before booking

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

We work for landlords and letting agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

What happens on the day

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a few hours for a few frames, or a day or more for a whole house. Somewhere like Greenigoe may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Before we arrive

uPVC windows

uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A neat, narrow bead in a colour to match keeps the clean look.

Why it’s worth doing now in Greenigoe

Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Keep solvents and bleach off the sealant
  • Air rooms to keep condensation down around windows
  • Keep drainage slots and sill grooves clear
  • Wash the frames with mild soapy water

Keep the new mastic undisturbed while it cures, for as long as we advise. Don’t point a pressure washer at the joints.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

Honest limits

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Broken hinges, locks or handles
  • Soft or decayed wood in the frame
  • A door that needs adjusting, rehanging or new seals

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Questions from Greenigoe

Do you cover Greenigoe for window mastic?

Yes. Our work covers the whole of Scotland, and Greenigoe is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do you cover smaller places like Greenigoe?

Yes. Greenigoe is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you have sealant for grey or black windows?

Yes. Anthracite grey, black, brown and white cover most frames, with clear as an option.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit.

How long will my window job take?

Allow most of a day for a typical house, less for a few frames. Access and the amount of old mastic make the biggest difference.

Frames and glazing around Greenigoe

Greenigoe is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.

Around Greenigoe, as everywhere, window mastic is only as good as the preparation behind it.
