Window mastic in Heddle, done properly
The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. Typical jobs include a bead that doesn’t match the frame and rain getting in at the frame or under the sill, across timber windows & doors, window sills and aluminium frames.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Ventilate rooms so frames do not stay wet inside
- Clear any debris from frame drain holes
- Repaint timber before it’s bare
- Walk round the house once a year and look at the joints
Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
The process
At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes a morning for a couple of windows and a door, depending on how much there is to do. Around Heddle, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Keep pets and children clear of the area while we work
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any sign-in or site rules at work premises

For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Heddle homes and the weather
Heddle is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
In and around Heddle, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

What we’re called out for in Heddle
On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.
The problems people normally mention when they call are:
- Rain getting in at the frame or under the sill
- Rushed sealant from a window installation
- Mastic that has split away from the wall
- Leaking joints at the ends of sills
Whether the job is in Heddle itself or nearby, the right material for each joint matters as much as a neat finish.

FAQs for Heddle
Can you do window mastic in Heddle?
Yes, Heddle is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.
Is window mastic in a coastal place like Heddle any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
How many windows can you do in a day?
Allow a few hours for a few frames, or a day or more for a whole house. Access and how stubborn the old mastic is affect the time most.
Can you seal the gap between the frame and the plaster indoors?
Yes. Outside is the weather seal; inside closes the gap to the plaster. We can do either or both.
Does the work come with a guarantee?
Yes. Every job comes with our 12-month guarantee, and we’re ARBOMaster approved applicators.
Do you have insurance?
Yes, we’re fully insured.
What do you need from me for a quote?
A short description and the location, plus photos if you have them. If we need more, we will ask.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit.

What affects the cost of window mastic
Your quote is based on your job. We take into account:
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
- When we can work, for business premises
- Access and height
Combining jobs into one visit is normally more efficient than separate visits. You’ll get one clear quote for the whole job.
What we need to know
To help us quote quickly, please include:
- Any previous sealing or DIY work
- Pictures of the joints, sent by email
- What’s wrong with the joints now
- Access, such as stairs, a lift or height
We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.
Different surfaces, different methods
Aluminium frames
Metal frames expand in the sun and are often slim, with little room for error. A neat, narrow bead in a colour to match keeps the clean look.
uPVC windows
Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
