External mastic in Heddle, done properly

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it, and we do not skip that step. We work on render & cladding joints, façade panels and copings & trims, and common reasons people get in touch are moss and dirt in joints with no sealant left and joints where the bead has come unstuck.

External sealant needs dry surfaces, so outdoor work around Heddle is planned around the weather. Let us know about access to every wall and roofline.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

The process

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Heddle need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

How the job changes by surface

Render joints

Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.

Cladding and façade panels

Where a cladding system has its own specified sealant, we follow it or an approved alternative. Send us any details you have about the façade.

How we quote for external mastic

We do not publish a price list. The quote depends on:

  • Any working-time requirements on site
  • How easy the joints are to reach
  • The amount of work
  • Whether there’s mould to deal with

The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • The type of property
  • How many joints, rooms or windows are involved

Every job is quoted individually, so start by telling us what you need. Simply send an email to info@mrmastic.co.uk and describe the job, and photos are welcome.

When to call us in Heddle

Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.

The most common problems we see are:

  • Failed seals between different materials
  • Movement joints filled with mortar instead of sealant
  • Joints where the bead has come unstuck
  • Movement joints with cracked, split or missing sealant

In and around Heddle, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Comparing quotes

  • What guarantee comes with the work
  • Who turns up on the day
  • Is the old sealant removed completely?
  • Which sealant they’ll use, and why

Choosing a sealant specialist

Honest limits

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Structural movement, which needs a surveyor or engineer
  • Cracks in the bricks or render themselves, away from the joints
  • Failed render or damaged cladding panels

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

What we seal

  • Façade panels
  • Copings & trims
  • Render & cladding joints
  • Concrete & block
  • Joints between brick and frames
  • Brickwork movement joints

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Outside joints around Heddle

Heddle is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For jobs in and around Heddle, choosing the right material for each joint is as important as a tidy finish.

Questions from Heddle

Do you cover smaller places like Heddle?

Yes, Heddle is covered. We work across all of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does the coastal weather in Heddle affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

How much does external mastic cost in Heddle?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Why do you put foam in the joint first?

We fit closed-cell backing rod wherever the joint depth needs controlling. It controls the depth and stops the sealant bonding to the back so the bead can stretch.

Can a movement joint be filled with mortar?

No. Rigid materials can’t move with the wall. If it has already been filled, we can usually cut it out and reseal it.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Can landlords and businesses book you?

Yes, often. Several properties can go on one quote.

Where is Mr Mastic based?

We work from Crawley. We cover Heddle and the rest of the Orkney Islands.
