Longhope External Mastic

We cover Longhope for sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly.

  • Old sealant gone brittle and cracked
  • Sealant that has lost its bond to the brick or render
  • Failed seals between different materials

How we handle external mastic in Longhope

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We take the old material out and do it properly. If you have movement joints filled with mortar instead of sealant and cracked joints where brick meets render or frames, we can help.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Cladding and façade panels

Cladding and façade panels are normally separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

Copings and trims

Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible.

What affects the cost of external mastic

The quote reflects the job in front of us. We take into account:

  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • The number and length of the joints

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

What to tell us when you ask for a quote:

  • The problem you’ve noticed
  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work
  • Where the job is, and your postcode

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.

Longhope buildings and the weather

Longhope is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. On the islands, wind and salt spray are hard on outside sealant.

For jobs in and around Longhope, choosing the right material for each joint is as important as a tidy finish.

Common questions in Longhope

Will you come out to Longhope?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Does the coastal weather in Longhope affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

How long does the job take?

Most jobs take a few hours for a handful of joints, longer for a whole elevation, including preparation and clearing up. We’ll confirm how long when we quote.

Do you work at height?

It depends on the building. Send us photos and a rough idea of the height.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Do you guarantee your work?

Yes. Every job comes with our one-year guarantee.

Where do you work from?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

When will the joints need doing again?

That depends on the wall, the weather and the movement. Signs to watch for are cracking, hardening and gaps at the edges.

Signs you need external mastic in Longhope

A lot of failed joints come down to preparation: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.

The most common problems we see are:

  • Joints with sealant missing in places
  • Weeds or debris growing in open joints
  • Hard, crazed mastic that has stopped moving
  • Rigid filler in a joint that should flex

Around Longhope, as everywhere, external mastic is only as good as the preparation behind it.

Choosing a sealant specialist

Leave it or put it right?

Water gets in through a failed movement joint and can run behind render or cladding. Resealing early keeps the job to the joint itself, rather than the wall around it. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Why choose Mr Mastic in Longhope

  • White, clear, grey or coloured to suit, where the product allows
  • A sealant colour to suit the surroundings
  • Neat joints and a tidy finish
  • Colour agreed with you before we start

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Act on the first splits you see
  • Wash walls gently around the sealant
  • Tell anyone working on the walls about the movement joints
  • Check external joints each spring

Do not let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.

What happens on the day

The work is kept neat and contained to the area we’re working on. Expect the work to take a few hours for a handful of joints, longer for a whole elevation, and we tell you how long to leave it before we go. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • On commercial sites, let us know about site rules
  • Tell us about any water getting in

Advice

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
