Window mastic in Upper Sanday

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. Typical jobs include draughts coming in around windows and doors and gaps left after new windows were fitted, across window sills, patio & French doors and timber windows & doors.

Mastic can only go onto a dry joint, so outside work in Upper Sanday depends on the weather. Tell us about access to all the windows and doors, upstairs included.

There’s a 12-month guarantee on every job.

Why it’s worth doing now in Upper Sanday

Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. In a place like Upper Sanday, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Signs you need window mastic in Upper Sanday

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. Backing rod sets the right depth.

If you can see any of these, it’s time to have the joints looked at:

  • Damp patches on the reveal after heavy rain
  • A bead that does not match the frame
  • Old mastic that has gone black or come away
  • Untidy mastic left by window fitters

Whether the job is in Upper Sanday itself or nearby, the right material for each joint matters as much as a neat finish.

Window mastic in Upper Sanday: local notes

Upper Sanday is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Island jobs need planning around ferries and the weather, so give us as much notice as you can.

In and around Upper Sanday, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Upper Sanday is about 7 miles south-east of Kirkwall, in the Orkney Islands. Wherever you are in the KW17 postcode area, our applicators can take on window mastic. Our the Orkney Islands coverage runs to 51 places, Upper Sanday among them.

Here we cover the KW17 postcode area for window mastic. If you’re just outside Upper Sanday, we cover Toab (2 miles north), Tankerness (3 miles north), St Mary's (3 miles west), Burray Village (6 miles south-west) and Kirkwall (7 miles north-west). Remote and island addresses need a little more planning, so tell us where you are when you ask for a quote.

Your questions about window mastic in Upper Sanday

Do you cover smaller places like Upper Sanday?

Yes, Upper Sanday is covered. We work across all of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Does the coastal weather in Upper Sanday affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Can you quote for more than one area?

Yes. More than one area can go on one quote.

When is the sealant fully cured?

Cure times vary by product and the temperature. Before we leave, we will tell you the cure time.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

How do I get a quote for window mastic in Upper Sanday?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

When it isn’t the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Rotten timber, which needs a joiner first
  • Worn gaskets, brush seals or a door that has dropped
  • Condensation trapped between the panes

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Timber windows & doors
  • Composite doors
  • Window sills
  • Aluminium frames
  • Patio & French doors
  • uPVC windows

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Paint up to the joint, not over it
  • Keep timber frames painted
  • Keep drainage slots and sill grooves clear
  • Wash the frames with mild soapy water

Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.

What affects the cost of window mastic

Every job gets its own quote. These are the things that affect it:

  • The size of the job
  • When we can work, for business premises
  • Access and height
  • Which sealant suits the joint

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Whether it has been sealed before
  • The address or postcode of the job
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will talk you through the work and give you a clear price.

The process

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes most of a day for a typical house, less for a few frames. Outside jobs in Upper Sanday need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Preparing for the visit

  • Clear items away from the joints we are working on
  • Tell us about any previous sealing or DIY attempts
  • Tell us about access, such as stairs, a lift or high-level joints
