Upper Sanday Regrouting
Tiled areas in Upper Sanday need attention? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Splashback grout that has darkened
- Cracked grout along the bath or tray
- Gaps where the shower grout has gone
Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Wipe or squeegee the shower walls
- Look at the sealant in the corners now and then
- Rinse the tiles after showering
- Use gentle cleaners on grout
Keep an eye on the silicone in the corners. It’s the part that moves, so it’s usually the first thing to need attention, long before the grout does.
Tiles can come away if failed grout is left. Once that happens, regrouting won’t fix it so early action pays.
How we handle regrouting in Upper Sanday
Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water has a way in behind the tiling. We rake it out and replace it, then reseal the corners and edges. We’re often asked to deal with crumbling grout between the tiles and splashback grout that has darkened, on bathroom floors, tiled floors and kitchen splashbacks.
A bathroom in a place like Upper Sanday gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
A one-year guarantee comes as standard, so you’re covered after we’ve gone.

What affects the quote in Upper Sanday
We quote each job individually. These are the things that affect it:
- Whether old sealant or filler has to be cut out
- The number of rooms or windows
- How easy the joints are to reach
- The number and length of the joints
Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- What the problem is, such as mould, gaps, leaks or cracking
- Where the job is, and your postcode
- Access, such as stairs, a lift or height
- If someone has resealed it before
For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.
Honest limits
A few problems are outside what sealant work can do:
- Cracked or broken tiles
- Loose tiles, which need refixing first
- Water coming from plumbing rather than grout
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.
What we seal
- Bathroom floors
- Bathroom wall tiles
- Wet rooms
- Tiled floors
- Shower walls
- Kitchen splashbacks
What happens if it’s left?
With regrouting, your tiles stay where they are. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Upper Sanday: your questions answered
Do you cover Upper Sanday for regrouting?
Yes. Our work covers the whole of Scotland, and Upper Sanday is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.
Do you cover smaller places like Upper Sanday?
Yes. Upper Sanday is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
What do you need from me for a quote?
A short description and the location, plus photos if you have them. We will ask anything else we need to know.
Do you regrout part of a bathroom, like the shower?
Yes. A lot of our jobs are only the shower, or the area where the grout has gone.
Do you reseal at the same time?
Generally, yes. The corners and edges should be silicone, and it makes sense to renew both together.

Regrouting in Upper Sanday: local notes
Upper Sanday is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Whether the job is in Upper Sanday itself or nearby, the right material for each joint matters as much as a neat finish.

When to call us in Upper Sanday
Grout is porous, so water, soap and grime soak into it. Given time, it discolours and begins to break down and showers that get daily use suffer most.
Common reasons people contact us include:
- Kitchen splashback grout stained by grease
- Grout in a colour the owner wants to change
- Corners filled with grout instead of silicone
- Grout that makes sound tiles look old
In and around Upper Sanday, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.
What your quote should include
- How the joint is cleaned and prepared
- What product goes in the joint
- Who does the work, and how experienced they are
