Common questions in Toab

Will you come out to Toab?

Yes, Toab is covered. Our work covers the whole of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is Toab in your area for window mastic?

Yes. We work across all of Scotland, and Toab is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Is it messy?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Is the work guaranteed?

Yes. Every job comes with our one-year guarantee, and we are ARBOMaster approved applicators.

Do you work for letting agents?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels across the Orkney Islands.

What do you need from me for a quote?

A short description and the location, plus pictures if you have them. We’ll ask anything else we need to know.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all.

Window mastic in Toab

There are two joints on most windows. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. If you have rushed sealant from a window installation and cold air getting in at the frame edge, we can put it right, on uPVC windows, patio & French doors and window sills alike.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Aftercare tips

After the cure time, these simple habits help:

  • Repaint timber before it’s bare
  • Don’t use solvent cleaners on the joint
  • Clear any debris from frame drain holes
  • Ventilate rooms so frames don’t stay wet inside

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A DIY attempt does not rule out a professional job. We cut it out and start again.

The process

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take most of a day for a typical house, less for a few frames. Outside jobs in Toab need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area
  • On commercial sites, let us know about site rules

Frames and glazing around Toab

Toab is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Island jobs need planning around ferries and the weather, so the more notice, the better.

In and around Toab, as anywhere, good window mastic starts with a clean, dry, properly prepared joint. Homes close to St Andrew's Kirk include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Toab is about 5 miles south-east of Kirkwall, in the Orkney Islands. Across the KW17 area, our applicators can take on window mastic. Toab is one of 51 places in the Orkney Islands where we work for window mastic.

Postcode districts we cover here for window mastic: KW17. That includes homes and businesses on Liddie Road, Shore Road and Churchyard Road and the roads around them. We also cover the places around Toab: Tankerness (1 mile north), Upper Sanday (2 miles south), St Mary's (4 miles south-west), Kirkwall (5 miles north-west) and Blackhill (6 miles north-west). Toab is among the bigger towns we cover in the Orkney Islands. Island and remote addresses take a little more planning, so tell us where you are when you ask for a quote.

Patio & French doors

Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so they get particular care.

Window sills

Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.

Landlords, agents and businesses in Toab

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

What affects the quote in Toab

There’s no set price list. What we look at:

  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site
  • Any mould that needs treating

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

What to tell us for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • A few photos by email, if you can
  • If someone has resealed it before
  • How many joints, rooms or windows are involved
  • Where the property is

We quote each job on its own, so start by telling us what you need. Just email us at info@mrmastic.co.uk with the details.
