How we handle commercial sealant in St Mary's

Hotel bathrooms take hard daily use and constant cleaning, so sealant wears out faster than it would at home. We work through rooms in batches, so only a few are out of use at once. Common call-outs are for leaking joints in shower rooms and changing areas and washrooms that need sorting before an inspection, across retail & leisure sites, student & care accommodation and welfare facilities.

If you look after holiday lets, a guest house or a community building in or near St Mary's, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

St Mary's questions

Do you cover St Mary's for commercial sealant?

Yes, St Mary's is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Is there a guarantee on commercial sealant in St Mary's?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can I choose the sealant colour?

In most cases you can choose. We’ll tell you which colours the right product comes in.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you take on large, multi-room jobs?

Yes. Our team has more than 20 years’ experience, and large programmes are planned around how the building is used.

What commercial sealant looks like in St Mary's

If you run a hotel, guest house or holiday let in a coastal place like St Mary's, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Work on the islands has to be planned around ferry crossings and the weather, so the more notice, the better.

Around St Mary's, as everywhere, commercial sealant is only as good as the preparation behind it.

St Mary's is about 6 miles south of Kirkwall, in the Orkney Islands. St Mary's gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. St Mary's is one of 51 places in the Orkney Islands where we work for commercial sealant.

Our applicators cover all of KW17 for commercial sealant and the streets around it. Commercial sealant is available to properties on Station Square, St Mary's Road and Storehouse Place and the roads around them. Do you need commercial sealant in St Mary's?

Heavy use means more movement: people of all sizes, daily cleaning and constant loading all work at the joint. A tray that isn’t fully supported soon tears its seal.

The most common problems we see are:

  • Leaking joints in shower rooms and changing areas
  • Mouldy bathrooms flagged at a tenancy check
  • Water marks on ceilings under bathrooms
  • Black, stained silicone in guest bathrooms

Whether the job is in St Mary's itself or nearby, the right material for each joint matters as much as a neat finish.

What to look for in a quote

  • How long the guarantee is
  • Whether all the old sealant comes out first
  • Which sealant they’ll use, and why
  • What the cure time is

What affects the quote in St Mary's

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether the work is at height
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • How much there is to do

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Helping us quote

You do not need to know the technical terms. It helps if you can tell us:

  • A few pictures by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is
  • The address or postcode of the job

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. Whenever you are ready, send an email to info@mrmastic.co.uk.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Why act early in St Mary's

Refitting a washroom is a big, disruptive project. When the fittings are sound, renewing the sealant brings it back with far less upheaval. If something else is wrong, we will say so. In an older home around St Mary's, damp from a failed joint can get into timber and plaster.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Why us?

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured for the work.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Leave squeegees in busy showers
  • Tell cleaning staff when each room can be used
  • Book larger programmes for quieter times of year
  • Check the joints during routine room inspections

Extract fans need to work. In internal bathrooms, a weak or broken fan lets moisture linger, and mould comes back faster without it.

Watch for the warning signs: black spots in the silicone, corners lifting, staining on the ceiling below or a musty smell. Any of these means the joints need attention.

How the visit works

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning for a small washroom, and a planned programme for bigger sites. Around St Mary's, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by looking at the rooms and agreeing what’s needed.
  2. Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
  3. Areas are protected and the failed sealant removed.
  4. Once dry, every joint is resealed and tooled.
  5. We let your team know the cure time for every area.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky
