How we handle fire rated sealant in Burray Village

Filling a fire-stopping gap with standard silicone or caulk doesn’t make it fire-rated. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. We work on flats & HMOs, linear gaps and door frames, and people most often call us about holes left by a change of layout and unsealed gaps around fire door frames.

For holiday lets, guest houses and community buildings in or near Burray Village, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Each job carries a 12-month guarantee, whatever its size.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

How the visit works

We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for a handful of gaps, and longer for a whole building. For a place like Burray Village, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. We remove any old or unsuitable filler and clean the gap.
  3. Where the tested detail needs backing or fill, we fit it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Locations and products are noted so you have them on file.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks

Signs you need fire rated sealant in Burray Village

Movement in the structure can open gaps too: a seal that cracks or pulls away leaves a path for smoke. Knocks, maintenance and building work damage it further.

It’s worth asking for a quote if you see:

  • Unsealed gaps around fire door frames
  • Linear gaps at the head of walls
  • Unsealed gaps where pipes and cables go through a wall
  • Holes left by a change of layout

Whether the job is in Burray Village itself or nearby, the right material for each joint matters as much as a neat finish.

Why it’s worth doing now in Burray Village

Fire-rated sealants need more care than everyday sealant. Depth, backing and surface preparation all affect how a seal performs, and we work to the product details every time. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Common questions in Burray Village

Can you do fire rated sealant in Burray Village?

Yes. Our work covers the whole of Scotland, and Burray Village is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Is Burray Village within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Will you assess my building’s fire safety?

No. That’s for a fire risk assessor, designer or building control. Our job is applying the sealant to their specification.

Can I add another job to the visit?

Yes. Just list everything you need and we’ll quote it together.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

What we can’t put right

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Fire doors that need new seals, closers or hardware
  • Fire risk assessments, which need a qualified assessor
  • Large holes that need a different fire-stopping system

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Joints and surfaces we work on

  • Door frames
  • Linear gaps
  • Flats & HMOs
  • Pipe & cable gaps
  • Plasterboard & masonry
  • Service penetrations

How the job changes by surface

Plasterboard walls

Holes in plasterboard are often cut roughly for services. Gaps that are too big for sealant alone need a different detail and we’ll flag it.

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. They’re sealed with a fire-rated sealant over backing where the detail calls for it.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Ask which product was used before you paint
  • Tell trades working in the building that fire seals must be put back
  • Never patch a fire seal with standard sealant
  • Store the list of sealed gaps with your building paperwork

File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.

If a fire risk assessment has flagged a gap, don’t leave it for the next one. Have it sealed, then keep the record.
