Remedial sealant in Buckinghamshire: how it works
A joint that keeps failing usually has a reason. Movement, the wrong product or a leak from somewhere else will beat any new bead. We look for the cause before we reseal. We are often asked to deal with thick, messy sealant smeared over tiles and kitchen joints letting water behind the worktop, on shrunken worktop sealant, expansion joints and botched or over-sealed joints.
Before we leave, we go over the finished joints with you. The work normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on the amount of work.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you’re told about anything else we found.
What you will pay

What’s near Aylesbury
Around Aylesbury, our work takes us to homes and buildings near Buckinghamshire UTC, Stocklake Park Community School and The Derby Arms Public House, among other places. Other local landmarks include Bearbrook Combined School (0.5 miles west) and Church of St Mary (under half a mile north). There’s a railway station in Aylesbury itself: Aylesbury station. A little further out are Roald Dahl Children's Gallery (under half a mile east) and Royal Buckinghamshire Hospital (within half a mile north). Open spaces near Aylesbury include Coombe Hill.
Remedial sealant across Buckinghamshire: local notes
In Buckinghamshire, remedial sealant takes in flats, houses, rentals and businesses, from Aylesbury, High Wycombe and Chesham to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building.
Aylesbury: Rented homes near Aylesbury station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. If you look after a building such as Buckinghamshire UTC, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
When it is not the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Cracks in the fitting rather than the joint
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Tiles that have come away from the wall
What affects the cost of remedial sealant
We do not publish a price list. What we look at:
- The number and length of the joints
- The old material and how stubborn it is
- The type of sealant required
- When we can work, for business premises
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.
Asking for a quote
What to tell us when you ask for a quote:
- Where the property is
- Access, such as stairs, a lift or height
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. Whenever you are ready, phone 0345 464 0079 or email us.
Common problems we fix in Buckinghamshire
Water from somewhere else can ruin a good seal. A leaking valve, a failed waste or cracked grout feeds water behind the bead, and the sealant lifts or goes mouldy from underneath.
It’s worth asking for a quote if you see:
- A second bead peeling off the first
- Sealant that came away because the surface wasn’t prepared
- Black mould underneath the bead
- Decorators’ caulk around a bath or shower
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Keep movement joints clear of mortar and paint
- Get the cause of a repeat leak found before resealing
- Air the bathroom so the sealant can dry
- Look for stains below bathrooms now and then
If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old.
A failing joint rarely gets better on its own. Every shower or downpour sends more water through, into floors, walls or ceilings. Sorting it early limits the damage.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Common questions in Buckinghamshire
Can old silicone be taken off without scratching the tiles?
Yes. We cut and lift the old sealant with tools suited to the surface, and the residue is cleaned away. We point out any damage that is already there.
Where are you based?
Mr Mastic is based in Crawley. We cover Buckinghamshire.
What happens if the problem is the tray or the plumbing?
We check for that before we reseal. If we find the leak is elsewhere, we tell you before going further.
Do I need to be at home?
If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. We check it’s the sealant and not the tray, valve or waste, then the joints are stripped and resealed.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
