About our remedial sealant in Wooburn
Not every leak is a sealant leak. A cracked tray, a failed shower valve or a leaking waste can look just the same. If that is what we find, we’ll tell you rather than reseal something that will not fix it. If you have smears and lumps from a botched reseal and dark patches showing through the sealant, we can help, on botched or over-sealed joints, failed movement joints and expansion joints alike.
For a small place like Wooburn, remedial sealant is planned like any other job: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.
All our work comes with our 12-month guarantee, wherever you are in Buckinghamshire.

What we’re called out for in Wooburn
A lot of failed joints have been sealed over rather than replaced. New silicone can’t stick to the old bead, so the new layer peels, and damp and mould settle between them.
Any of these means the joints need attention:
- Black mould underneath the bead
- Sealant that came away because the surface wasn’t prepared
- Sealant applied over old sealant that has lifted
- Kitchen joints letting water behind the worktop
For landlords with property near Bourne End station, a joint that keeps failing is best fixed properly while the property is empty.
What your quote should include
- How the surfaces are prepared before sealing
- When the joint can take water or movement
- The length of the guarantee
- Which sealant they’ll use, and why

Yes. We work for landlords and agents as well as householders. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.
Do you cover smaller places like Wooburn?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can I choose the sealant colour?
Usually, yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before work begins.
Where is Mr Mastic based?
We’re based in Crawley, and we work across South East England, London and Scotland.
Can you strip sealant from an acrylic tray safely?
Yes. We avoid heavy scraping and use the right cleaner for each surface.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we are using and why.
Someone resealed my shower and it’s leaking again. Can you help?
Yes, usually. We check it’s the sealant and not the tray, valve or waste, then strip and reseal the joints.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
What sealant work can’t fix
We will not take on work that will not last, so these are the limits:
- A leaking trap, valve or supply pipe
- Cracks in the fitting rather than the joint
- Failed tanking or loose tiles behind the sealant
Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly.
What we seal
- Leaking tray & enclosure joints
- Mouldy bath & shower sealant
- Botched or over-sealed joints
- Shrunken worktop sealant
- Expansion joints
- Failed movement joints
How the job changes by surface
Movement & expansion joints
Some movement joints have been filled with mortar or grout. We rake that out where it can be removed and seal with a flexible product.
Leaking trays & enclosures
When failed joints are the cause, they’re all cut out and renewed, tray edges and screen profiles included.
What remedial sealant looks like in Wooburn
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you look after a building such as St Paul's Church of England Combined School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near Church of St Paul, walls and floors in older homes can move, and sealant and grout show it first.

How it works
We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere as small as Wooburn, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- You get the cure time and our view on why the joint failed.
Getting ready for the visit
- Clear the area around the work
- Mention any parking rules near the property
- Tell us about any previous sealing or DIY attempts

Advice
For landlords and businesses
We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured.
Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Keep movement joints clear of mortar and paint
- Check trays and worktops do not move
- Never seal over old silicone
- Get the cause of a repeat leak found before resealing
Leave the new joint to cure fully before it gets wet or moves: normally around 24 hours, or as long as we advise.
Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.
DIY sealant or a professional job?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
