FAQs for Hedsor
Is Hedsor within the area you cover?
Yes. Hedsor is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work in hotels near Hedsor?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Does remedial work come with a guarantee?
Yes, with our 12-month guarantee. If we have pointed out another problem, getting it fixed helps the new joint last.
What if the leak isn’t the sealant?
In that case, we tell you what we have found. You may need a plumber or bathroom fitter before any new sealant goes on.
My shower still leaks after a reseal. Can you sort it?
Yes. We will take all the sealant out, look for why it failed and reseal it properly.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Remedial sealant for homes and businesses in Hedsor
Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. Typical jobs include wide, uneven beads that look worse than the old ones and decorators’ caulk around a bath or shower, on expansion joints, botched or over-sealed joints and failed movement joints.
In a village or hamlet like Hedsor, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What happens if it’s left?
Adding more sealant is the usual quick fix, and it rarely works. It cannot bond to what’s underneath, leaving the leak in place and one more layer to cut out later. Around Hedsor, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

When something else is needed
To be straight with you, there are a few things sealant will not fix:
- Water damage behind tiles that needs a tiler
- A tray or worktop that needs refixing first
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

Work for landlords, hotels and businesses
For anyone letting property in or around Hedsor, several properties can be quoted together. Just tell us the addresses and what each one needs.
Landlords and letting agents in Hedsor can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.
How the visit works
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for most joints, depending on how much old sealant has to come out and we leave things clean and tidy. Somewhere as small as Hedsor, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
How to prepare
- Let us know about earlier repairs to the joints
- Plan for the work area to be out of bounds to pets and children
- Tell us about access, such as stairs, a lift or high-level joints
Ask for a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
How to look after the new joints
So the new joints stay in good condition:
- Never fill a movement joint with mortar or grout
- Never seal over old silicone
- Find out why the sealant failed first
- Check trays and worktops don’t move
Give the new sealant its full cure time: follow the cure time we give you.
Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.
What remedial sealant looks like in Hedsor
There are hotels and other places to stay in and around Hedsor. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
In the older streets around Cores End United Reformed Church, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Bourne End station? Then a joint that keeps failing is best fixed properly while the property is empty. If you look after a building such as St Paul's Church of England Combined School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What affects the cost of remedial sealant
Jobs vary more than people expect. The main factors:
- The number and length of the joints
- When we can work, for business premises
- The type of sealant required
- Whether there’s mould to deal with
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.
