What remedial sealant looks like in Hunt's Green

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Managing a site like Lee Common Church of England School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Great Missenden station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

Remedial sealant for homes and businesses in Hunt's Green

Some sealant jobs are not a simple reseal, because someone has already had a go. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all need stripping out before the joint can be done properly. We work on leaking tray & enclosure joints, expansion joints and shrunken worktop sealant, and common reasons people get in touch are dark patches showing through the sealant and kitchen joints letting water behind the worktop.

Homes around Hunt's Green are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Always have old sealant cut out, not covered
  • Check trays and worktops do not move
  • Air the bathroom so the sealant can dry
  • Keep an eye on the ceiling below the bathroom

Where we have pointed out another fault, have it put right, because the new sealant cannot hold back a problem underneath.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

Why deal with it now?

A joint that has failed twice will fail again unless the cause is dealt with. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. Older cottages and farmhouses around Hunt's Green can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Doing several joints on one visit is normally more efficient than separate visits. You’ll get one clear quote for the whole job.

What we can’t put right

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • Movement from fittings that aren’t supported
  • Sealant in an older building that needs testing for asbestos first
  • Tiles that have come away from the wall

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think.

Where we work in Hunt's Green

  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Expansion joints

What we’re called out for in Hunt's Green

Joints that move need sealant that can stretch. Flexing baths, rocking trays and building movement joints split any bead that is too stiff or too thin.

The problems people usually mention when they call are:

  • Repeat leaks from the same joint
  • Dark patches showing through the sealant
  • Sealant applied over old sealant that has lifted
  • Sealant peeling off a dusty or damp surface

If you live in an older home near Old Church of St John the Baptist, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Before you book anyone

Hunt's Green: your questions answered

Do you work for landlords with property near Great Missenden station?

Yes, we work for landlords and letting agents. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before we start.

Will you come out to Hunt's Green?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Where are you based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. There’s usually a reason: sealant over sealant, movement or another leak, and we deal with the cause first.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints.

Different surfaces, different methods

Mouldy bath & shower sealant

Where mould keeps coming back, ventilation is generally part of the cause. We’ll reseal and tell you if extraction looks to be the issue.

Leaking trays & enclosures

A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. Both are checked before we reseal.

How the visit works

We keep the work tidy and contained to the joints we’re treating. The job generally takes a few hours for a typical bath or shower, longer where several layers have been applied, and we explain the cure time before we leave. Somewhere as small as Hunt's Green, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention any parking rules near the property
  • Clear the area around the work

Advice

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
