Bathroom resealing in HP13: how it works

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on sinks & splashbacks, baths and shower trays & enclosures, and common reasons people get in touch are two layers of silicone, both failing and shrunken sealant along the back of a worktop.

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. It usually takes a couple of hours for a single bath or shower.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Where we work in HP13

HP13 has homes of every age, old and new, and in places like High Wycombe, Totteridge and Terriers there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in HP13 is planned around the forecast.

High Wycombe: Homes close to Church of All Saints include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Hamilton Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Honest limits

To be straight with you, there are a few things sealant won’t fix:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Water getting in through the grout rather than the sealant
  • Loose or hollow tiles, or failed tanking behind them

Why act early?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last.

Quotes for bathroom resealing in HP13

Every job gets its own quote. This is what makes a difference:

  • Access and height
  • Which sealant suits the joint
  • When we can work, for business premises
  • The number and length of the joints

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • How many joints, rooms or windows are involved
  • Where the property is
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business

To get a quote, phone 0345 464 0079 or email us with the location and a short description of the problem. You’ll have a clear quote before work begins.

Why it fails

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.

The problems people usually mention when they call are:

  • Black mould in the silicone that won’t clean off
  • Gaps where the bath or tray has moved
  • A bead that has pulled away from the tiles
  • Water getting behind the kitchen upstand

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

HP13: your questions answered

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Are you insured?

Yes, we are fully insured for every job we do.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses, and we are fully insured.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Do you do kitchens as well as bathrooms?

Yes. Where it’s needed by the sink, we use a food-safe sealant.
