About our floor joint sealing in High Wycombe
In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. We seal them with a flexible, water-resistant sealant. Common call-outs are for failed seals where bathroom floors meet baths and panels and perimeter joints in tiled floors filled with grout, across tiled floors, wet room & bathroom floors and commercial floors.
Small business units and shops in a town like High Wycombe have floors that take heavy wear. Threshold and floor joints are best resealed before their edges start breaking away.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

How the job changes by surface
Tiled floors
A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it where it suits the floor.
Concrete floor joints
Sawn joints in concrete floors control where it cracks. They’re resealed with a product chosen for what runs over them.
Floor joint sealing around High Wycombe
Across Buckinghamshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
For site and facilities teams at buildings such as Hamilton Academy, entrance and corridor floor joints take a lot of traffic. For buildings such as Church of All Saints, joints in its floors, skirtings and thresholds need resealing as they wear.

Questions from High Wycombe
Do you cover High Wycombe for floor joint sealing?
Yes, High Wycombe is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job.
Is floor joint sealing in High Wycombe guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Can you seal over the old sealant?
No. The old sealant always comes out first, so the new sealant bonds properly.
What causes gaps between the floor and skirting?
It’s normally the floor moving: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible bead keeps up with the movement.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
How long does floor joint sealing take?
Most jobs take a few hours, depending on the length of joint, including preparation and clearing up. Your quote will say how long we expect yours to take.
What sealant work cannot fix
To be straight with you, there are a few things sealant won’t fix:
- Large cracks that need a surveyor
- Loose, hollow or cracked tiles, which need a tiler
- Failed waterproofing under a wet room floor
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before you book.
What we seal
- Concrete floor joints
- Tiled floors
- Thresholds
- Wet room & bathroom floors
- Skirting boards
- Commercial floors
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Do you need floor joint sealing in High Wycombe?
New floors settle once they’re in use. The edges pull away from the skirting, and rigid fillers crack.
Look out for any of the following:
- Perimeter joints in tiled floors filled with grout
- Failed joint filler in concrete floors
- Floor edges that trap water and grime
- Gaps at thresholds between rooms
Letting a property close to High Wycombe station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.
What your quote should include
- How the colour is chosen
- How the surfaces are prepared before sealing
- What happens if the job turns out different
- What the quote includes, VAT included or not
What happens if it’s left?
Water that gets past a floor joint can damage the floor beneath. Dealing with it early keeps the repair to the joint. Gaps in sealant and mould in the bead never get better on their own, and in a busy home in High Wycombe they get worse with every use. Now is the easy time to put it right.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Mark off resealed joints in warehouses
- Check the sealant is paintable before decorating
- Sweep along the edges of the floor
- Lift furniture rather than dragging it across joints
Have a look at the joints once the heating season is over. If anything has opened, it’s easy to reseal before they spread.
A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.
How it works
On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before we start. The work usually takes a few hours, depending on the length of joint. Parking in a town like High Wycombe is generally straightforward, but tell us if there’s a driveway or any restrictions, and let us know if the work is upstairs, in a flat or up high outside.
- We clear the edges of the floor so the joints are easy to reach.
- We take out the cracked caulk, grout or old sealant.
- We clean and dry the edges of the joint.
- We apply a flexible sealant suited to the floor and tooled.
- Finally, we check the work and talk you through aftercare.
How to prepare
- Let us know about stairs, lifts or work at height
- For business premises, tell us about site rules or sign-in
- Mention any parking rules near the property
