Landlords, agents and businesses in Easington

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Remedial sealant for homes and businesses in Easington

Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. If you have wide, uneven beads that look worse than the old ones and over-sealed joints coming away, we can help, whatever the surface.

For a small place like Easington, remedial sealant is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Easington: your questions answered

Can you help a landlord with a rental near Haddenham & Thame Parkway station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.

Do you cover Easington for remedial sealant?

Yes. Our work covers London and the South East, and Easington is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

What does remedial sealant cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses and we are fully insured.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Keep the room well ventilated
  • Check trays and worktops don’t move
  • Use a soft cloth, not a scourer, on silicone
  • Check ceilings under showers for marks

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

A failing joint rarely gets better on its own. Every shower or downpour sends more water through, into floors, walls or ceilings. Sorting it early limits the damage.

Remedial sealant around Easington

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Parish Church of St Mary, walls and floors in older homes can move, and sealant and grout show it first. Schools such as Long Crendon School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Haddenham & Thame Parkway station change hands often, and a joint that keeps failing is best fixed properly while the property is empty.

What happens if it’s left?

Stripping out botched sealant adds time to a reseal, but not by much: it takes a few hours for a typical bath or shower, longer where several layers have been applied. Compared with chasing the same leak every few months, it’s time well spent. Older cottages and farmhouses around Easington can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

How the job changes by surface

Movement & expansion joints

Movement joints in floors, walls and façades need a flexible sealant set to the right depth. We remove the failed sealant, fit backing and reseal with a low-modulus product.

Leaking trays & enclosures

A cracked tray, failed valve or leaking waste needs a different fix. We say so rather than reseal.

The process

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a typical bath or shower, longer where several layers have been applied and we leave things clean and tidy. In a small place like Easington, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

How to prepare

  • Clear items away from the joints we are working on
  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
