About fire rated sealant in Buckinghamshire

Filling a fire-stopping gap with standard silicone or caulk does not make it fire-rated. Anything unsuitable comes out first and reseal with a fire-rated product tested for that kind of gap. We work on linear gaps, door frames and plasterboard & masonry, and common reasons people get in touch are old fire sealant that has split or come away and unsealed gaps around fire door frames.

At the end, we look at the finished work together. The visit itself usually takes from a few hours to a few days, depending on the number of gaps and the access, depending on the size of the job.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your records.

How we quote

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What you get with us

  • We never seal over old sealant
  • Over 20 years’ experience
  • Approved under the ARBOMaster scheme

Near you in Aylesbury

Around Aylesbury, our work takes us to homes and buildings near Buckinghamshire UTC, Stocklake Park Community School and The Derby Arms Public House. Other local landmarks include Bearbrook Combined School (0.5 miles west) and Church of St Mary (less than half a mile north). There’s a railway station in Aylesbury itself: Aylesbury station. Other landmarks nearby include Roald Dahl Children's Gallery (within half a mile east) and Royal Buckinghamshire Hospital (under half a mile north). Open spaces near Aylesbury include Coombe Hill.

Commercial buildings across Buckinghamshire

Hotels, landlords, schools and businesses across Buckinghamshire all have sealant to keep in order. Washroom sealant is chosen for heavy use, and fire-rated sealant fitted to the product’s tested details.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in Buckinghamshire.

Aylesbury: For buildings such as Church of St Mary, service openings in its walls need the right fire-rated sealant, as in any building. Letting a property close to Aylesbury station? Then fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Photograph sealed gaps before they’re covered up
  • Make resealing part of every contractor’s brief
  • Keep the record of products and locations with your fire safety documents
  • Include fire stopping when you schedule refits

Do not drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.

A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Walls or floors that weren’t built to resist fire
  • Fire doors that need new seals, closers or hardware
  • Certifying a building or signing off its fire safety

Why act early?

Leaving a gap until a refurbishment comes round can mean years with it open. Sealing the gap now is a contained job on its own that doesn’t depend on other work.

Questions to ask before booking

  • Whether you can choose the colour
  • The length of the guarantee
  • Whether they’re fully insured
  • Whether VAT is included

What affects the quote in Buckinghamshire

You will get a clear quote before work begins. It takes into account:

  • The product the joint needs
  • The number and length of the joints
  • The number of rooms or windows
  • Whether the work is at height

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • The type of property
  • The address or postcode of the job

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you are ready, call 0345 464 0079 or email us.

Buckinghamshire: your questions answered

Is there a guarantee?

Yes. There’s a 12-month guarantee on every job, large or small.

Is standard sealant good enough for a fire gap?

No. Where a fire-rated seal is needed, it has to be a product tested for that use, installed to its details.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Do you carry out fire risk assessments?

No. We work from the specification you give us, and apply each product to its tested details.

What’s the difference between intumescent and fire-rated sealant?

Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent ones swell in heat, and they’re one option among several. The specification and the tested detail decide which is used.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
